Property Sales Records indicate that between January 1, 2010 – June 30, 2010:
- 22 Single Family Homes were purchased. Their purchase price range was $275,000 – $677,500, with an average purchase price of $402,748
- Of the 22 Single Family Homes purchased, 3 were Bank owned Foreclosures (purchased for $275,000 – $355,000) and 2 were Short Sales (purchased for $330,000 and $525,000)
Pending Sales
- 17 Single Family Homes are listed as being under Pending Contract for purchase and if they successfully close, I will provide information about their purchase prices in future updates
- There aren’t any Pending Sales listed of Condos, Villas, or Townhouses

Of ~600 total properties in the Community:
- 25 Single Family Homes are listed for Sale with a price range of $269,500 – $1,150,000
- Of the 25 Single Family Home listings, 7 are Short Sales
- 4 Villas and Townhouses are listed for Sale, 2 in Ascot Villas and 2 in Steeplechase. Their price range is $159,900 – $350,000. None are Short Sales and the $159,900 listing is a Bank owned Foreclosure.
Foreclosures
Foreclosure database records indicate that 31 Properties are in varying stages of Foreclosure and Pre-Foreclosure. Considering current market conditions and the fact that the Community has nearly 600 Properties, the number of distressed properties is very low.
Currently, there aren’t any active listings of Bank Owned Foreclosures in the Community. Recently, there were 2 active listings of Foreclosures, but both are currently under Pending Contract for purchase (meaning that the Bank has accepted Offers for their purchase and they are in the process of Closing). These Properties are listed for $209,900 and $380,000. If they successfully Close, I will provide information about their purchase prices in future updates.
