Thursday, October 28, 2010, I sold 2236 SE 7th St. in Santa Barbara Estates Townhomes and represented the Buyer who purchased it.   During our search for appropriate properties, we also viewed two other Communities, Palermo Yacht Club and Aqua Lofts, since my Client was only interested in Waterfront new Construction Townhouses with Boat Slips offering appropriate Dockage for his Boat.   There are very few such Communities available, so there weren’t many properties to view.

As indicated in the Google Earth screenshot above, Santa Barbara Estates is just down the block from the Intracoastal and offers access without Fixed Bridges.   The location is also close to the Beach, which is an additional, obvious advantage.   Below are interior and exterior pictures of Santa Barbara Estates Townhomes.

There are 2 Phases of the Community.  Phase 2 became Bank Owned and all 13 of the Units in Phase 2 were listed for sale.  All 13 of the Bank owned Foreclosures have now been purchased and the Residence that my Client purchased was one of the Bank owned Units.

  • 8 Waterfront Townhouses were purchased in a price range of $500,000 – $652,500
  • 5 Non-Waterfront Townhouses were purchased in a price range of $300,000 – $395,000
  • The 13 Bank owned Townhouses were purchased in a date range of July 30, 2010 – October 28, 2010

Currently, the Units in Phase 1 are available for purchase in a price range of $419,000 – $895,000 and they aren’t Bank Owned.  One of the Townhouses is a beautifully Furnished Model.   All of the Townhomes include a Boat Slip and several include a private Pool as well.  They are spacious and range in size from 2,613 Square Feet of Living Area – 4,198 Square Feet of Living Area.
