Within May and June of 2011, 18 Homes were purchased in the Las Olas Communities of Las Olas Isles, 7 Isles, Riviera Isles, Idlewyld, and Colee Hammock.   The purchase price range of the properties was $725,000 – $3,250,000.  Of the 18 properties that were purchased, only 3 were purchased for prices under=$1,000,000.   The properties that were purchased are as follows:

None of the properties were purchased as Short Sales and 3 were purchased as Bank Owned Foreclosures.   The Foreclosures that were purchased are as follows:

  • 519 Solar Isle Drive:  purchased for $1,015,000 and listed for $964,900.  Number of days on the Market = 13
  • 1 Navarro Isle/S. Gordon Rd.: purchased for $1,625,000 and listed for $1,699,000.  Number of days on the Market = 41
  • 624 Royal Plaza Drive: purchased for $1,405,000 and listed for $1,469,500.  Number of days on the Market = 28

As usual with Bank Owned Foreclosures, the properties were purchased for prices that were close to or above their list prices and sold very quickly (30 days is the average number of days on the Market for Bank Owned Foreclosures locally).
