This week and last week, I visited L’Hermitage Condo again while showing Condos to Buyers who are from Venezuala  and interested in purchasing an Oceanfront Condo as a vacation Residence to enjoy during their frequent trips to South Florida.   L’Hermitage Condo is the Building that they’re most interested in and various Units offer fabulous views of the Ocean, Coastline, Intracoastal, Pool, and/or City Skyline.   In Oceanfront Buildings,  Units that have a combination of all views are considered preferable by many since the Ocean is dark at Night and having Intracoastal, Coastline, and City skyline views offers spectacular views at Night.

Units at L’Hermitage are spacious and range in size from 1,537 Square Feet – 4,400 Square Feet, with 2 Bedrooms, 3 Bedrooms, or 4 Bedrooms and luxury Penthouses.

Since my previous Report about Units sold in L’Hermitage during the first 6 months of 2011, 2 Units were purchased during the month of July and I included details about the purchases below.

  • Unit 1410 on the 14th Floor in Tower 1 (3100 N. Ocean) was purchased for $1,525,000 on July 15, 2011.  It is an Ascot Model, has a private Elevator, 3 Bedrooms, 4 Full Baths, 2,661 Square Feet of Living Area, and 482 Square Feet of Terraces.  The views from the Unit are Ocean, Coastline, Intracoastal, Pool, and City.  The Maintenance Fee is $5,127 Quarterly.
  • Unit 710 on the 7th Floor in Tower 1 was purchased for $1,350,000 on July 15, 2011 and is an Ascot Model as the Unit 1410 mentioned above.   Interestingly, this Unit is a Decorator Ready Unit, which is VERY rare in L’Hermitage since it was built in 1998 and almost all Owners finished their Units many years ago.   The benefit to the Buyer who purchased this Unit is that they’re able to customize the Unit to fit their preferences without the need to remove any pre-existing Flooring, etc.

L’Hermitage is a full-service Luxury Condo on the Beach that offers Valet, Concierge, 2 Pools, Gyms, Social Rooms, a Cafe, and more, in addition to a very central location in Ft. Lauderdale that’s within walking distance to Shops and Restaurants, and a short driving distance to the downtown/Las Olas area of Ft. Lauderdale.

L’Hermitage Condos for Sale

Of 444 total Units in Tower 1 and Tower 2 (222 Units in each Tower), 37 are currently listed for Sale and their price range is $499,900 – $4,500,000 (several Units are also listed for Lease/Rent).
