Located in Pompano Beach near the Intracoastal Waterway, within walking distance of the Beach (only .4 miles from the Atlantic Ocean and Beach), Aqua Lofts is a Community of 15 Townhouses built in 2007.  The Single Family Home Community across from Aqua Lofts is Harbor Village. Aqua Lofts is 1/2 Block from the ever popular Houston’s Waterfront Restaurant on the Intracoastal in Pompano Beach, 1 Block from Publix Supermarket, and conveniently close to other Shopping, Restaurants, Banks, etc.

Pompano Beach is located in Broward County and is adjacent to the Northeast end of Ft. Lauderdale.

After Aqua Lofts’ Construction was completed, only 2 of the Townhouses were purchased in 2007.  Their purchase prices were $1,175,000 and $1,355,000 and both are Owner occupied and not in Foreclosure.   As time passed and market conditions changed, the List prices were never reduced significantly, fewer Buyers were in the market, and the remaining 13 Townhouses were never sold.  Fast forward to 2009.  The 13 remaining Townhouses became Bank owned Properties and were listed for sale in September of 2009. 

Since being listed for sale, one Townhouse was purchased for $750,000 by a Cash Buyer (October, 2009) and an additional one is under Contract for purchase as of December 1, 2009.

The list prices for the remaining Townhouses are $478,788 – $568,788 for the Townhouses on the Street side of the Building and $768,788 – $848,788 for the Townhouses on the Canal side of the Building.    The lowest priced Townhouse is the one without a Boat slip.

*NOTE:    Of the Units currently available for sale, the Model (which is Finished and fully Furnished), is the only remaining one that has a finished interior.  The other 2 that have finished interiors are the one that sold in October and the one that’s currently under Contract for purchase.   The list prices INCLUDE an estimated $85,000 to complete finishing of the interiors (arrangements have been made with Vendors to complete the interiors PRIOR to closing of the sales).  Interior completion will include installation of Flooring, Kitchen Cabinets and Appliances, Kitchen and Bath Counters, Bath Wall Tiles, Elevator, and Stairs landings (the Staircases are already installed).   Buyers will be able to select from various types of Flooring. 

For Buyers who are interested in Financing their purchase, special Financing has been arranged through BB&T Bank.  Without the Financing that has been arranged, the Townhouses would not otherwise qualify for financing as they don’t meet the criteria for financing through Conventional Fannie Mae backed Loans. 

I have shown the Townhouses to several interested Buyers and love the location and other property features.  In our local market, we have very limited inventory of Waterfront Townhouses with Dockage and few Waterfront Townhouses were ever built, so the availability and below market prices for Aqua Lofts is unique in the current market and represents a fantastic Buying opportunity.  While viewing the property, I shot pictures (see below).
