Ft. Lauderdale Waterfront Townhouses
When searching for Homes or just observing the types of Homes in various areas, you will notice that many different styles of Architecture are present and that many types of Homes have been built. I find it interesting when I see different Homes during my travels out of the area (I enjoy viewing local Homes too, but I think you get my point ). When I visited Key West a few months ago, I enjoyed touring some of the Historical Homes.
Here in South Florida, our Housing for sale consists of Single Family Homes, Townhouses, Villas, Condos, and Multi-Family Property (Duplexes, etc.). Single Family Homes and Condos are the vast majority of Homes that have been built and Homes that are for Sale. There are far fewer Townhouses and Villas that have been built. Of the Townhouses that are available, very few are in Waterfront Ocean access locations and even fewer have Dockage available. I often work with Buyers who tell me they heard that property Inventory is very high and that, because of what they heard, they believe that there are hundreds or thousands of EVERY property type available. Well, that simply isn’t true. Quantity of Inventory varies significantly based on property type, location, features, and price. Often, I have performed property searches for Buyers who have very specific search criteria and have found less than 10 properties available that fit what they’re looking for.
Waterfront Townhouses in Ft. Lauderdale and nearby Cities in Broward County are currently available in a price range of $299,000 – $4,300,000 (154 listed for sale). The average entry level price for Waterfront Townhouses with Dockage in areas without Fixed Bridges is $500,000. The types of Waterfront include Ocean access Canals, Intracoastal, the New River, and Oceanfront. The average size range of Dockage available is 25′ – 50′.
The Townhouse listed for $299,000 has its’ own 30′ Boat Slip, 2 Bedrooms, 2.5 Baths, and is located in an area with a Fixed Bridge. The one listed for $4,300,000 is a direct Oceanfront Townhouse with 6 Bedrooms, 6 Baths, and a 4-Car Garage (it’s 2 Units that were combined into 1).
A beautiful Waterfront Community in Northeast Ft. Lauderdale that offers Waterfront Townhouses without Fixed Bridges is Coral Ridge. In June of this year, I sold a 3 Bedroom, 2.5 Bath, 2-Story Townhouse in Coral Ridge to my Buyers who live in the U.K. and purchased the property as a Vacation Home for $500,000. It has a 2-Car Garage, 2,500 square feet, and a 50′ Boat Slip in an area with no Fixed Bridge access to the Intracoastal. Additionally, the Intracoastal is located within the Community of Coral Ridge and it’s close to the Beach, so the location is great.
A unique Buying opportunity in the current market is Aqua Lofts, a Community of Bank Owned Waterfront Townhouses with Dockage (NEW CONSTRUCTION), located 1/2 miles from the Beach, that were just listed for sale. View additional details here. As Bank Owned properties, they are being sold below current market value. Waterfront Townhouses with Dockage that are currently being purchased in the same price range as Aqua Lofts are properties that are much older instead of new Construction, so comparable sales data supports the fact that Aqua Lofts offering prices are indeed VERY good deals!
