Ft. Lauderdale Waterfront Homes Sold
(Including Waterfront Homes sold in all of Broward County)
Within the last 90 days (through November 30, 2009), 132 Waterfront Homes were purchased through Brokers in Broward County, per MLS Records (I will allow sufficient time until late January for all of December’s sales to be recorded and will then post information about those purchases).
The Waterfront Homes that were purchased are located in Ft. Lauderdale, Hallandale, Dania Beach, Deerfield Beach, Hollywood, Lauderdale by the Sea, Lighthouse Point, and Pompano Beach.
Their Waterfront locations are Intracoastal front and Ocean access Canals.
The purchase price range (NOT LIST PRICE) of the Homes purchased was $169,000 – $9,450,000. The $169,000 Home purchased was a Bank owned Foreclosure and is a 3 Bedroom, 2 Bath Home, 1,450 square feet, built in 1957, located in the Chula Vista Community of Ft. Lauderdale, an area with Fixed Bridges. The $9,450,000 Home purchased was Built in 2003, has 20,753 square feet, and 360′ of Intracoastal Waterfront. It’s a beautiful Luxury Estate located in the Ft. Lauderdale Community of Harbor Beach and I had the pleasure of viewing it during an Open House last year.
Of the 132 Homes purchased, the Median PURCHASE PRICE was $871,281. 66 of the purchases are indicated to have been Cash purchases, including the $9,450,000 purchase and 40 of the purchases that were $500,000 and over. Cash Buyers are a common occurrence in our current market.
The overwhelming trend in 2009 has been that most of the lowest priced Homes in the best locations have been purchased VERY quickly. I remember that only a year ago, there were fewer Buyers in the market and even some of the best deals used to be available for a little bit longer, but as more Buyers have re-entered the market and the number of sales has increased considerably, the lowest priced portion of the inventory has dramatically decreased. Additionally, the issue of supply vs. demand remains. Waterfront Properties are not the majority of properties that exist, so aren’t the majority of the inventory.
