Going, going, almost gone…

Sales of the Developer Owned Units at Coconut Grove Residences continue to be brisk since the most recent slashing of prices and only 6 Developer owned Units are available for purchase.   To date in 2010, 16 Coconut Grove Residences Condos have been purchased and their purchase price range was $405,000 – $1,950,000.  1 Unit is currently under Contract for purchase and, of the 63 total Units in the Building, 14 are listed for sale (6 Developer owned Units and 8 Resales/privately owned Units). 

Below is an update to my  May 10, 2010 post about Coconut Grove Residences Condos sold:

  • Unit #1103 (3 BR + Media Room, 3.5 Baths, 5,195 Square Feet):  Purchased for $1,950,000 on May 28, 2010
  • Unit #205 (1 BR, 2 Baths, 1,797 Square Feet):  Purchased for $560,000 on 5/14/10
  • Unit #108 (1 BR, 1.5 Baths, 1,465 Square Feet):   Purchased for $405,000 on 5/18/10
  • Unit #706 (1 BR, 1.5 Baths, 1,703 Square Feet):  Purchased for $575,000 on 5/14/10
  • Unit #503 (2 BR + Den, 3.5 Baths, 2,729 Square Feet):  Purchased for $900,000 on 5/21/10
  • Unit #304 (1 BR + Den, 2.5 Baths, 2,032 Square Feet):  Purchased for $615,000 on 6/2/10

The 6 Units above were all Developer Owned.

Currently, 1 Unit is under Pending Contract for Purchase: 

  • Unit #505 (2 BR, 2.5 Baths, 2,070 Square Feet):  Listed for $725,000

The following Developer owned Coconut Grove Residences Condos are currently listed for sale:

  • Unit #204 (1 BR + Den, 2.5 Baths, 2,032 Square Feet):    Listed for $700,000
  • Unit #403 (2 BR + Den, 3.5 Baths, 2,729 Square Feet): Listed for $1,050,000
  • Unit #904 (2 BR, 2.5 Baths, 2,379 Square Feet): Listed for $1,075,000
  • Unit #803 (3 BR, 3.5 Baths, 3,183 Square Feet):  Listed for $1,425,000
  • Unit #903 (3 BR, 3.5 Baths, 3,183 Square Feet):  Listed for $1,450,000
  • Unit #405 (2 BR, 2.5 Baths, 2,070 Square Feet): Listed for $700,000

Currently, 8 privately owned Units are listed for sale.  Their price range is $795,000 – $7,995,000.  The $7,995,000 Unit is a Penthouse Unit that includes the entire top/12th Floor of Coconut Grove Residences (originally, it was 2 separate Units which were later combined into 1 Unit and purchased by the current Owner for $10,500,000 in April of 2008).   Of the Resales, none are Bank owned Foreclosures and 1 is a Short Sale.  Click to view Condos for Sale in Coconut Grove Residences.
