Waterfront Homes Sold in the 2nd Quarter of 2010

 Waterfront Homes Purchased in Ft. Lauderdale and other Broward County Cities

Within the last 90 days (April 1, 2010 – June 30, 2010), 147 Waterfront Homes were purchased through Brokers in Broward County, per MLS Records.   NOTE:  Waterfront, Ocean Access Land IS NOT the majority of the Land within Broward County and within the same period of time (April 1, 2010 – June 30, 2010), there were 3,653 Single Family non-Waterfront Homes purchased. 

  • The 147  Waterfront Homes sold in the 2nd Quarter of 2010 is an increase over 1st Quarter of 2010 sales when 117 Waterfront Homes were purchased
  • The Waterfront Homes purchased have a purchase price range (NOT LIST PRICE) of $137,500 – $9,300,000    
  •  67 of the 147 purchases are indicated to have been Cash Transactions, including the $9,300,000 purchase.   Cash purchases account for approximately 50% of all sales in the current market
  • Almost all of the Homes purchased for under $500,000 are located in areas that have Fixed Bridges
  • The Homes purchased are located in Ft. Lauderdale, Hallandale, Dania Beach, Deerfield Beach, Hollywood, Lauderdale by the Sea, Lighthouse Point, and Pompano Beach and their Waterfront locations are Intracoastal, Ocean access Canals, New River, and Oceanfront
  • Of the 147 Homes purchased, 15 were Bank owned Foreclosures and 38 were Short Sales

I’m frequently asked, “Where are all of the Waterfront Foreclosures that I heard about?”   The fact is that, with Waterfront property not being the majority of the property type and, thus, not the majority of purchases that were made during the height of the market, Waterfront Bank Owned Foreclosures ARE NOT and will never be the majority of the Foreclosure inventory.   The majority of our Foreclosure Inventory is West of I-95 and West of U.S. 1.   That being the case, and considering the high demand for Foreclosures, most Waterfront Foreclosures are purchased VERY quickly and often above list price.

Oceanfront Homes Purchased

Hillsboro Mile Oceanfront Home

2 Homes that were purchased are direct Oceanfront Homes on the Sand/Beach in Hillsboro Beach on Hillsboro Mile, which is one of two Communities in Broward County that offer direct Oceanfront Single Family Homes.  The 2 Homes were purchased for $9,300,000 (pictured above) and $3,900,000.  An advantage of Oceanfront Property on Hillsboro Mile is that the Oceanfront property includes an accompanying parcel of Intracoastal property (average size 100′)  in a no-Wake Zone for Boat Dockage, so you get the best of both worlds.  View additional information about Hillsboro Mile.

  • The $9,300,000 Home purchased has 5 Bedrooms, 9 Baths, a 4-Car Garage, Pool, 12,527 Square Feet, and was built in 2004
  • The $3,900,000 Home purchased has 6 Bedrooms, 6 Baths, a 6-Car Garage, Pool, 7,268 Square Feet, and was built in 1980.  This is a property that was purchased primarily for Land value and will most likely be completely updated and/or remodeled by its’ new Owner

Communities where the Homes that were purchased are located include Harbor Islands, Bal Harbour, Bay Colony, Beach Way Heights, Bel-Air Isle, Bermuda-Riviera, Shady Banks, Boulevard Park Isles, Chula Vista, Las Olas Isles, Coral Key Villas, Coral Ridge Country Club, Coral Ridge Isles, Coral Ridge, Country Club Isles, Cypress Harbor, Cypress Lake Estates, Davis Isles, Florian Isles, Garden Isles, Gill Isles, Golden Isles, Harbor Beach, Harbor Island, Harbor Village, High Ridge Estates, Hillsboro Harbor, Hillsboro Isles, Hillsboro Mile, Hollywood Lakes, Idlewyld, Lake Estates, Laudergate Isles, Lauderdale Isles, Lighthouse Point, Little Harbor on the Hill, North Bal Harbour, North Ridge, Poinsettia Gardens, Pompano Beach Park, Pompano Isles, Rio Vista Isles, River Highlands, River Vista, Riverside, Riviera Isles, Santa Barbara Shores, Santamaria Harbor, Silver Shores, South New River Isles, Sunset East, Terra Mar Island Estates, The Cove, The Landings, Venetian Isles, Victoria Park, and Waverly Place.

  • 9 were purchased between $400,000 – $499,900
  • 9 were purchased between $500,000 – $585,000
  • 10 were purchased between $600,000 – $693,000
  • 12 were purchased between $700,000 – $795,000
  • 14 were purchased between $800,000 – $865,000
  • 6 were purchased between $900,000 – $975,000
  • 26 were purchased between $1,000,000 – $1,950,000
  • 5 were purchased between $2,075,000 – $2,300,000
  • 3 were purchased between $3,500,000 – $3,900,000
  • 2 were purchased for $9,300,000 and $7,639,909

Of the Waterfront Homes sold within the 2nd 90 days of 2010, the top 10 highest sales were of Homes located in the Ft. Lauderdale Neighborhoods of Bay Colony, Harbor Beach, Rio Vista Isles, Coral Ridge, and Las Olas Isles and the Hillsboro Beach Neighborhood of Hillsboro Mile.

Currently, ~800 Waterfront Single Family Homes in Broward County are listed for sale through Brokers and have a list price range of $264,900 – $39,950,000.   Excluding Waterfront Homes, there are ~6,000 Single Family Homes currently listed for Sale through Brokers in Broward County (Homes listed through Brokers comprise the vast majority of all Homes listed for Sale).
