Recent Sales in Ocean Palms Condo

Yesterday, I visited Ocean Palms Condo again with a Buyer who’s interested in purchasing an Oceanfront Condo in South Florida.  Ocean Palms Condo is a DIRECT Oceanfront Condo on the Beach, located at 3101 S. Ocean Drive in Hollywood, Florida.

In my April report, I included information about Condos sold in Ocean Palms through April 6, 2010.

Since that time, Property Tax Records indicate that 12 Units in Ocean Palms have been purchased with purchase dates of April 16, 2010 – September 3, 2010.  Of the Units sold, 2 were Short Sales and none were Bank owned Foreclosures.  The purchase details are as follows:

• Unit #1404:  Purchased for $425,000 on September 3, 2010
• Unit #2301:  Purchased for $765,000 on June 25, 2010
• Unit #1102:  Purchased for $580,000 on June 22, 2010
• Unit #2708:  Purchased for $1,225,000 on June 1, 2010 (pictured below)
• Unit #3101:  Purchased for $815,000 on May 26, 2010
• Unit #2903:  Purchased for $1,100,000 on May 25, 2010
• Unit #2806:  Purchased for $590,000 on May 21, 2010
• Unit #808:  Purchased for $1,150,000 on May 20, 2010
• Unit #1704:  Purchased for $455,000 on May 4, 2010
• Unit #1805:  Purchased for $610,000 on April 30, 2010
• Unit #507:  Purchased for $680,000 on April 26, 2010
• Unit #1108:  Purchased for $1,125,000 on April 16, 2010

Price differences based on views and size

As usual, the largest sizes, higher Floors, and best views are offered at a premium (see Site Plan below). 

• The “08” Line/Unit is the Atlantic Floorplan, which is the direct Oceanfront Unit, and has 3,604 Square Feet (Units #2708, #808, and #1108 sold for $1,225,000, $1,150,000, and $1,125,000)
•  The “03” Line on the higher Floors only is the Mediterranean Floorplan, which has  4,114 total Square Feet (Unit #2903 sold for $1,100,000 on May 25, 2010)
•  The “01” and “02” Units are the Coral Floorplan and have 3,078 total square feet (Units #2301, #1102, and #3101 sold for $765,000, $580,000, and $815,000).  The 11th Floor Unit had the lowest purchase price of the 3 Units.
• The “04” Unit, Caribbean, is the smallest in the Building and has 1,733 Square Feet of Living area and 2,057 total square feet (Units #1404 and #1704 sold for $455,000 and $425,000)
• Units “05” and “06” are the Bali Floorplan with 2,403 total Square Feet (Unit #1805 and #2806 sold for $610,000 and $590,000)  
• Unit “07”  line is the Aegean Floorplan with 3,083 total Square Feet and Unit #507, a 5th Floor Unit, sold for $680,000
