Purchases at Wilton Station continue to remain very strong and 45 Condos and Townhomes/Brownstones were sold in the Complex in 2010. Their purchase price range was $119,000 – $387,000. Of the 45 Units that were sold, 24 were non-distressed sales, 8 were Bank Owned Foreclosures, and 13 were Short Sales.
32 of the 45 Purchases are listed as being Cash purchases, which is typical for our current Market, in which ~80% of Condo sales are Cash purchases instead of Financed purchases.

- 10 2-Bedroom, 2-Story Townhouses/Brownstones purchased for $190,000 – $300,000
- 19 2-Bedroom Condos purchased for $180,000 – $305,000
- 12 3-Bedroom Condos purchased for $205,000 – $387,000, with an average purchase price of $317,842
Wilton Station Financing and Developer Owned Units
An important update to note is that Wilton Station is now Fannie Mae Approved, so it’s no longer limited to Cash purchases only or Financing from the one local Bank that was previously financing purchases in the Complex.
Property Tax Records indicate that, of the 272 total Units in the Complex, only 21 are Developer owned (a number of which are Tenant occupied), so significant progress has been made and Wilton is now stable, unlike their condition during 2007 and 2008.
