Aquazul Oceanfront Condo

Aquazul Condo in Lauderdale by the Sea

Since my previous update about Aquazul Condo in Lauderdale by the Sea, market activity in the Building has been busy and 3 Units have gone under Contract for purchase:

  • Unit 304, the only 2-Story Residence in the Building (3,896 Square Feet of Living Area and 4,783 total Square Feet):  List price $1,350,000
  • Unit 1901 + a Cabana (3,029 Square Feet of Living Area and 3,462 total Square Feet):  List price $1,650,000
  • Unit 1103 (2,572 Square Feet of Living Area and 3,030 total Square Feet):  List price $1,095,000

The sales are pending (the Owners accepted Offers for their purchase) and if the purchases close, I will provide future updates about their purchase prices.

I recently visited Aquazul with Buyers and Units 304 and 1103 were 2 of the Units that we viewed while there.   Ocean, Intracoastal, and City views from Aquazul are beautiful and, of course, the location and Amenities are great.  Below are pictures that I shot while viewing Unit 304.

Condos for Sale in Aquazul

Of 80 total Units in the Building, there are 6 that are currently listed for Sale, listed in a price range of $1,074,900 – $1,899,000.    The Unit numbers ending in “02” and “03” have 2,572 Square Feet of Living Area and the Unit numbers ending in “01” and “04” have 3,029 Square Feet of Living Area.

  • Unit 1602:  $1,074,900
  • Unit 1004:  $1,150,000
  • Unit 1002:  $1,195,000
  • Unit 2003:  $1,295,000
  • Unit 701:  $1,649,000
  • Unit 504 + a Cabana:  $1,899,000

Aquazul Foreclosures and Short Sales

None of the active listings or pending Sales are Short Sales or Foreclosures. With a very low number of active listings for sale and minimal Short Sale or Foreclosure activity that has occurred in the Building, Aquazul is fortunate to be a very stable Building.
