Within the first 6 months of 2011, sales of 21 direct Oceanfront Properties (Vacant Land and Single Family Homes) have been recorded in the Counties of Palm Beach, Broward, and Miami-Dade. Their purchase price range was $1,850,000 – $25,041,000.
Oceanfront Homes on the Beach are rare and are the smallest portion of available Waterfront Homes. The vast majority of properties on the Beach are Condos instead of Single Family Homes. Currently, less than 100 Oceanfront Single Family Homes are listed for sale in Broward, Miami-Dade, and Palm Beach Counties, with an average entry level price of $3,000,000. As is typical with Waterfront Properties, the majority of those at entry level pricing are sold for primarily Land value alone and existing Houses on the property are considered to be “Teardowns”/in need of significant renovation (even some of the properties that are purchased for prices that are much higher than entry level prices are “Teardowns”). “Cheap little Houses on the Beach” are non-existent due to the significant Land value of Oceanfront property and very limited availability of Single Family Oceanfront Homes.
