Rio Vista Market Update

During the months of July and August of 2011, 8 properties were purchased in Rio Vista and Rio Vista Isles.   The purchase price range of the properties sold was $315,000 – $1,250,000.   Of the 8 sales, 2 were purchased as Short Sales and none were purchased as Bank Owned Foreclosures.   Rio Vista is fortunate to be a very stable Community that has a low number of distressed properties.

The addresses, purchase prices, and purchase dates of the 8 properties are listed below.   None of the properties are Waterfront.

Rio Vista Homes for Sale

Of over 1,000 Homes in the Community of Rio Vista, only 35 are currently listed for sale, so Inventory is low.   The price range of the properties for sale is $270,000 – $8,995,000, with an average list price of $849,500.    Of the 35 properties, 11 are Waterfront and their price range is $620,000 – $8,995,000 (of the 11 listings, only 2 are listed under $1,000,000– the next lowest priced Waterfront property is $1,799,000).

Of the 35 listings of properties for Sale, 1 is listed as a Short Sale and none are  Bank Owned Foreclosures, so Inventory of Distressed Properties is minimal, as is typical in our Luxury Communities.

Homes in Rio Vista are of varying Architectural styles (Contemporary, Mediterranean, Ranch, Colonial, etc.) and include Historic Homes, Homes that are of new Construction, Luxury Homes/Estates, Waterfront Homes, and non-Waterfront Homes.
