W Fort Lauderdale Hotel and Residences
After much anticipation, W Ft. Lauderdale has just re-launched sales of their Condo Hotel Residences. With significantly increased sales in the current Market, very low Inventory of recently constructed Condos in Ft. Lauderdale, and high demand for new Condos, I think that the timing is perfect for release of Residences at W Ft. Lauderdale. This is the first release of their Condo Hotel Residences since construction of the Building was completed in 2009.

Available Residences
Condo Hotel Residences include 1-Bedroom and 2-Bedroom Units that range in size from 804 Square Feet – 1,402 Square Feet. 6 Floor Plans are available, with prices ranging from $551, 100 – $1,127,500. The prices are in line with current Market purchase prices for similar properties and the current prices reflect up to a 50% discount from pre-construction prices in 2007 and 2008, which ranged from the $900,000’s – $1,900,000.
The monthly Maintenance Fee for Units is $1.31 per Square Foot and it includes Amenities, Water, Electricity, basic Cable TV, 1 Valet Parking Spot, Trash disposal, and maintenance of all Common Areas.
Residences feature Ocean, Coastline, City, and/or Intracoastal views, 9-foot Ceilings in most living areas, expansive Balconies, custom Italian Cabinetry, deluxe Appliances, polished designer Stone Counter tops, elegant Master Baths, and are available furnished in W Hotels’ signature style.
Since W Ft. Lauderdale is a Condo Hotel, Owners who purchase Residences as vacation properties or Investors who purchase Units can place them into W’s Rental Program. Various revenue sharing programs are available and this type of property would also be great for consideration by Buyers who are interested in completing a 1031 Exchange.
A significant advantage for Owners who would like to occupy their Residences on a full-time basis is that Owners can occupy their Units 364 days per year (yes, 364 days instead of 365 days, but plans are currently underway to possibly allow completely full-time Residency and the ability to Homestead Residences). You might or might not be aware that the majority of South Florida Condo Hotels allow very limited occupancy for Owners because of City Zoning Ordinances (an example of one such Ft. Lauderdale property is that Owners are only allowed to occupy their Units 60 days during peak Season and 60 days during non-peak Season), so being able to occupy a Condo Hotel Unit on a full-time basis is a significant factor and one that opens W Ft.
