The beautiful Seaside Community of Lauderdale by the Sea, adjacent to Ft. Lauderdale when driving North on A1A, remains a great choice for those who enjoy walking distance to the Beach, Stores, Restaurants and Nightlife.   The entire Community of Lauderdale by the Sea is located between the East side of the Intracoastal and the Beach.

The majority of properties in Lauderdale by the Sea are Condos, so Single Family Homes are a small segment of the LBTS Real Estate Market, but relevant nonetheless.

During the months of January – November of 2011, 29 properties in Lauderdale by the Sea were purchased.  Their purchase price range was $263,500 – $1,750,000.

Of the 29 properties that were purchased, 8 are Waterfront Properties, which were purchased in a price range of $595,000 – $1,750,000, with an average purchase price of $954,438.   The properties are located in the Communities of Bel-Air, Bel-Air Isle, Lauderdale Surf & Yacht Estates, Silver Shores, and Terra Mar Island Estates.   Waterfront Homes in Lauderdale by the Sea are located on the Intracoastal and Ocean access Canals WITHOUT Fixed Bridges, so are a great choice for Boat Dockage.

21 of the 29 properties that were purchased are non-Waterfront Properties, which were purchased in a price range of $263,500 – $900,000, with an average purchase price of $386,157.

Of the 29 properties that sold, 3 of the properties were purchased as Bank Owned Foreclosures and 3 were purchased as Short Sales.
