What is a Lanai Unit?

When viewing listings of Condos, you might sometimes notice Condos that are referred to as “Lanai Units.”  So, what are they exactly?  A Lanai is an outdoor area that is sometimes known as a Patio, Porch, or Veranda, but when used in reference to Condos in South Florida means Units that are located on the first Floor/Ground Floor of a Building and/or such 1st Floor Units that include a Lanai.

Interested Buyers who are searching for properties have widely varying preferences when it comes to the property features that they enjoy.   Reasons that some prefer 1st Floor Units can include that they prefer the views from low Floors instead of from high Floors, enjoy an outside Ground Floor Patio instead of a Balcony, dislike heights, suffer from Vertigo, or find it preferable to access outside areas from the 1st Floor instead of using the Elevator.

A Building’s location, the way that Units are positioned within the Building, and the location of outside obstructions determines whether 1st Floor Units have great views or not.  Unobstructed views of beautiful scenery are usually preferable, of course, with the most popular views being direct views of the Ocean, Beach and/or Water (Intracoastal, River, Bay, or Canal).

When viewing 3-Bedroom Waterfront properties recently while working with an interested Buyer, I viewed a 1st Floor Condo that is simply one of the best 1st Floor Condos that I’ve ever seen in terms of the awesome views that it offers, combined with a beautiful spacious interior and great location.   From the moment that you walk into the Unit, the direct Intracoastal views draw you in immediately, as seen through a 70′ Wall of Floor-to-Ceiling Glass.    Not only do you get to enjoy the views from inside, but the Unit also includes a Lanai so that you can spend time relaxing outside while viewing the Intracoastal, Waterfront Homes, and Boats.    This Residence truly has the feel of a Single Family Home and you can view the property listing by clicking here.

1st Floor Units currently for Sale

Available Inventory of 1st Floor Units is quite narrow for 2 reasons:

  1. A 1st Floor preference limits Buyers to only 1 Floor in a Building instead of being able to select from the much wider inventory of Units available on higher Floors.
  2. Many Condos don’t have Units on the 1st Floor at all, but instead have the Lobby, Parking Garage,  and other Common Areas on the lower Floors and start Units around the 3rd – 5th Floor of the Building.

When assisting Buyers with their property search, I’m able to narrow the search to target only 1st Floor Units and can use Building Site Plans and/or my personal knowledge of Buildings to find Units that are most appropriate for consideration, based on the given search criteria.

Included below is a selection of 1st Floor Condos that offer Water views and are currently on the Market for sale.  The Condos are located in the Cities of Aventura, Fisher Island, Ft. Lauderdale, Hillsboro Beach, Key Biscayne, Miami, Miami Beach, and Pompano Beach in the following Buildings:  7000 Island Blvd., Bayside, Bayview, Bella Mare, Briny Mar, Canyon Ranch, Castle Beach Club, Cite on the Bay, Commodore Club East, Hillsboro Ocean Club, Ios on the Bay, La Rive, Mediterranean Village, Ocean House, Oceanage, Oceanside, W South Beach, Water’s Edge, and Williams Island.  Their Waterfront locations are Bay, Intracoastal, and Oceanfront.
