How much are Intracoastal Homes selling for?
Intracoastal Homes in Ft. Lauderdale and surrounding Cities in South Florida remain in high demand as prime Real Estate. They are prized for the beautiful, open Water views that they provide and a number of them offer Mega Yacht Dockage as well (typically Intracoastal Point Lot properties are the ones that offer Mega Yacht Dockage). The majority of Waterfront Ocean Access properties are properties that are located on Ocean access Canals, so Intracoastal properties are not the majority of the Inventory or sales.
Since my previous Market Report, 22 Intracoastal properties were purchased in Broward County through February of 2012. Their purchase price range was $625,000 – $5,600,000, with an average purchase price of $1,607,000 (see price and location details below).

Intracoastal Properties for Sale
Currently, 105 Intracoastal Properties are on the Market for Sale in Broward County. Their list price range is $595,000 – $23,000,000, with an average list price of $2,400,000. The Houses are located in the Northeast and Southeast Cities of Deerfield Beach, Ft. Lauderdale, Hallandale Beach, Hollywood, Lauderdale by the Sea, Lighthouse Point, Pompano Beach, and Sea Ranch Lakes.
I’m currently working with several Buyers who are interested in Intracoastal properties and I also attend Luxury Open Houses on a regular basis. Last week, I attended an Open House that was scheduled for Brokers to view a beautiful Intracoastal property that’s for sale in Lighthouse Point in the Community of Lake Placid and I included pictures of the property below.
