Tropic Isle Real Estate Market Report
1st Quarter of 2012

 

Tropic Isle is one of East Delray Beach’s most desireable Communities and it’s experiencing strong sales in the current Market.    During the first Quarter of 2012, 7 properties in Tropic Isle were sold with a purchase price range of $550,000 – $1,900,000.   All of the properties that were sold are Waterfront properties located on Ocean Access Canals without Fixed Bridges.    The Homes vary in Construction age and were built between 1959 – 2001.  Their Architectural styles  include original Ranch style Homes and Homes of Mediterranean design.

The Properties that were purchased are as follows:

  • 939 Hyacinth Drive:  Purchased for $1,900,000 on February 13, 2012 (pictured below)
  • 958 Tropic Blvd.:  Purchased for $1,500,000 on January 20, 2012
  • 971 Cypress Drive:  Purchased for $1,125,000 on March 30, 2012
  • 3040 Jasmine Terrace:  Purchased for $895,000 on March 2, 2012
  • 908 Cypress Drive:  Purchased for $785,000 on March 15, 2012
  • 225 Banyan Drive:  Purchased for $582,000 on March 28, 2012
  • 2109 Spanish Trail:  Purchased for $550,000 on January 25, 2012

 

Tropic Isle Properties for Sale

Currently, 37 Properties in Tropic Isle are on the Market for Sale.  The properties include non-Waterfront and Waterfront Homes.  The Waterfront Homes are located on the Intracoastal and Ocean Access Canals.   The list price range of the Houses for Sale is $469,900 – $10,500,000.  The Homes for Sale were built between 1957 – 2008, so a variety of choices are available for Buyers who are interested in fairly new Construction, remodeled Homes, or Teardowns.

Of the 37 Properties listed for sale, none are Bank Owned Foreclosures and 2 are Short Sales.

During a recent Open House that was scheduled for Brokers to preview a property,  I had the pleasure of viewing 978 Gardenia Drive, a beautiful Intracoastal front Home that would be a great choice to consider for Buyers who are interested in Intracoastal Point Lot properties.
