Golden Isles Real Estate Market Report

 

The Community of Golden Isles in Hallandale Beach continues to be a desirable choice for Residents and Buyers who enjoy its’ East location, Waterfront dockage without Fixed Bridges, and close proximity to the Beach, Restaurants, Shops, Nightlife, and Airports.

This year, 4 Properties were purchased through the month of May and the properties that were purchased are as follows:

  • 643 Palm Drive, purchased for $2,750,000 on May 14, 2012:  4 Bedrooms and 3 Full Baths, 2,948 Square Feet of Living Area, built in 1977, 2-Car Garage, Pool, new Seawall, and 358′ of Waterfront on an Intracoastal Point Lot.    This property includes 2 Lots and renovation is necessary for the House.

  • 625 Palm Drive, purchased for $1,350,000 on February 28, 2012:  4 Bedrooms and 3.5 Baths, 4,560 Square Feet of Living Area, built in 1970, 2-Car Garage, Pool, 100′ of Intracoastal Waterfront, renovated in 2000 so new renovations are necessary.

  • 524 Oleander Drive:  purchased for $815,000 on April 6, 2012:  4 Bedrooms and 3 Full Baths, 2,650 Square Feet of Living Area, built in 1971, 2-Car Garage, Pool, 85′ of Canal Waterfront, purchased as a Teardown/in need of renovation.

  • 460 Sunset Drive:  purchased for $736,275 on May 16, 2012:  4 Bedrooms and 4 Full Baths, 2,932 Square Feet of Living Area, built in 1961, 2-Car Garage, Pool, 90′ of Canal Waterfront, new Dock, new Kitchen and new Flooring, but needs additional renovation.

 

Homes for Sale in Golden Isles

 

Currently, 24 properties are on the Market for Sale in Golden Isles.  The list price range of the properties is $875,000 – $5,000,000, with a Median list price of $1,397,000.   All of the properties are Waterfront properties located on Ocean Access Canals, with the exception of 2 Intracoastal properties on Palm Drive.  Of the 24 property listings, none are listed as Bank Owned Foreclosures and 3 are listed as Short Sales.     The Homes that are currently on the Market were built between 1960 – 2012 and include renovated/remodeled Homes, Homes of original construction, and a few Homes of recent construction–one of which is new and was just built this year.
