Ft. Lauderdale Waterfront Properties
Real Estate Market Report
January – June of 2012

 

 

During the first 6 months of 2012, Property Sales Records indicate that 186 Single Family Waterfront Homes were purchased in Ft. Lauderdale.  During the same period of time, 640 non-Waterfront Single Family Homes were purchased in Ft. Lauderdale (Waterfront Properties are not the majority of the Inventory of properties for sale, nor the majority of the Land that’s available, so that’s reflected in the number of sales).

Note:   this Market Report addresses Ft. Lauderdale Property sales only and Ft. Lauderdale has more Waterfront properties than any other City in Broward County, however, other Cities within Broward County where Waterfront properties are sold include Hillsboro Beach, Deerfield Beach, Lighthouse Point, Pompano Beach, Lauderdale by the Sea, Sea Ranch Lakes, Wilton Manors, Dania Beach, Hollywood, and Hallandale.   Waterfront properties referenced in this Report refer strictly to Ocean Access Waterfront properties, not other types of Waterfront.

Of the 186 Waterfront properties that sold, 15 were purchased as Bank Owned Foreclosures and 27 were purchased as Short Sales (distressed Properties are not the majority of the Inventory in Waterfront Communities).    Cash sales continue to dominate the local Market and sales records indicate that 115 of the 186 Properties were purchased in Cash transactions.

Properties in Areas WITHOUT Fixed Bridges

 

Properties located in areas without Fixed Bridges are highly desirable and, as such, they continue to command premium prices.

  • Total Properties sold during January – June of 2012 = 147

  • Purchase price range = $147,000 – $6,500,000

  • Average purchase price = $900,000
The properties that sold are located on Ocean Access Canals, the Intracoastal, and the New River.


Note to those who are searching for the lowest priced Ft. Lauderdale Waterfront properties in Communities without Fixed Bridges:   Ft. Lauderdale has 3 such Communities, BUT,  all 3 Communities are, of course, located West of U.S. 1 and one is even West of I-95, which means farther distance from the Ocean.  These Communities are as follows:
  • Lauderdale Isles:  Located West of I-95, average price = $325,000 (Lauderdale Isles actually has Fixed Bridge access, but it’s considered not to have one and is marketed as such because the Fixed Bridge is I-95, which has a clearance height of 55′).

  • Gill Isles:  Located East of I-95 and West of U.S. 1/Federal Hwy., average price = $350,000

  • Citrus Isles/South New River Isles:  Located East of I-95 and West of U.S. 1/Federal Hwy., average price = $430,000

 

Properties in Areas WITH Fixed Bridges

  • Total Properties sold during January – June of 2012 = 39

  • Purchase price range = $179,900 – $1,100,000

  •  Average purchase price = $505,000
All of the properties that sold are located on Ocean Access Canals.
