The Community of Pine Tree Estates
Yesterday, I viewed properties in Pine Tree Estates with Buyers whom I’m working with. The beautiful Community of Pine Tree Estates is located in the Northwest Broward City of Parkland. For Buyers who are interested in spacious Yards/Land and large Homes, Pinetree Estates is a great choice to consider since most Properties in the Communities have Lot sizes of 1-3 Acres and the majority of Homes have average sizes of 3,500+ Square Feet. Pine Tree Estates isn’t governed by a Homeowner’s Association (HOA), which is a benefit for Buyers who prefer non-HOA Communities. For Horse Owners, it’s important to note that Pine Tree Estates is an Equestrian Community and a number of properties have a Stable and/or room to build a Stable. Tennis Courts are allowed as well and several Homeowners have built private Tennis Courts at their properties.
Recent Market Activity
Property Sales records indicate that, during the months of January – September of 2012, 25 Homes were purchased in Pine Tree Estates. The purchase price range of the properties was $270,000 – $1,235,000, with an average purchase price of $550,000. Of the 25 properties sold, 3 were listed as Short Sales and 5 were listed as Bank Owned Foreclosures. The 5 Foreclosures were sold with an average list price to sell price Ratio of 95.83% so, as usual, they sold for prices that were very close to their list prices and one of the properties sold for a purchase price that was $25,000 more than its’ list price.
Properties for Sale
Of ~600 total properties in the Community, 23 Single Family Homes are currently on the Market for Sale and their list price range is $325,000 – $2,500,000, with an average list price of $915,151. The Homes range in size from 1,873 – 9,390 Square Feet and were built during the years of 1979 – 2011, so a wide variety of choices are available so far as Architectural styles and other features. Currently, 14 vacant Lots are also listed for sale and they present great opportunities for Buyers who are interested in building new, custom Homes.
