A few weeks ago, I posted a report about the possibility of a new Intracoastal front Condo being constructed in Ft. Lauderdale, Grand Birch Tower. I now have information about its’ location.
The proposed site of Grand Birch Tower Condo is next door to 301 N. Birch Rd. and directly across from beautiful views of Luxury Single Family Homes on the Intracoastal and Ocean Access Canals in the 7 Isles area of Las Olas Isles.
301 N. Birch Rd. is the location of Birch Pointe Condo, a Luxury, Boutique-style Condo Building of only 16 Units. In my previous post about Grand Birch Tower, I mentioned that I thought prices for Units at Grand Birch Tower Condo would most likely be over $1,000,000 each. Now that I know the exact location of the proposed site, I feel even more confident in my speculations about future prices. A 3-Bedroom, 3,300+ Square Feet Unit on the 6th Floor of Birch Pointe Condo sold for a purchase price of $840,000 in February of this year and it’s important to keep in mind that Birch Pointe Condo was built in 1996….not surprising though….prime locations continue to command premium prices, despite age of the property.
If construction of Grand Birch Tower Condo is approved, it will be in great company as it joins South Florida’s current boom of Luxury Condo construction.

As a 31 year, past owner of one of the smaller properties just a few blocks from that location, I believe that the new Condo will be a big asset for the Central Beach Area. It will bring in quality owners and renters to the area who will most likely be using some of the restaurants on the Beach and will not be creating extra traffic over what it is replacing. It will help bring in a much needed direction for improvement in an upscale direction for the future of the Central Beach. The smaller mom and Pop properties are becoming very much out dated and expensive to maintain and operate. Having those properties replaced with upscale properties will also increase the value of all the existing properties and will give all properties some encouragement for the future. This process will take many years but will give tourists a much better vision of the area as they continue to use the older properties for some time into the future. It will be a WIN WIN situation.
