Golden Beach Real Estate Market Report

 

 

Since my previous Market update, 9 properties were purchased in Golden Beach and the properties that were sold are as follows:

  • 641 Ocean Blvd. (the Seller was Singer Ricky Martin), sold for $12,800,000 on November 13, 2012:  Oceanfront Home on the Beach with 5 Bedrooms, 7 Baths, a 5-Car Garage, and Pool, built in 2002.

  • 274 S. Island Dr., sold for $3,300,000 on October 14, 2012:  Located on an Ocean Access Canal with 100′ of Waterfront, 5 Bedrooms, 3.5 Baths, 3-Car Garage, and a Pool, built in 1980 and renovated in 2008.

  • 688 Massini Avenue, sold for $2,900,o00 on September 24, 2012:  Intracoastal front Home with 5 Bedrooms, 5.5 Baths, a 1-Car Garage, and Pool, built in 2006.

  • 172 Golden Beach Drive, sold for $2,338,000 on October 26, 2012:  Located on an Ocean Access Canal with 100′ of Waterfront, 5 Bedrooms, 5 Baths, 2-Car Garage, and Pool, built in 1951 and was recently renovated.

  • 650 Golden Beach Drive, sold for $2,225,000 on August 13, 2012:  Located on an Ocean Access Canal with 100′ of Waterfront, 6 Bedrooms, 6 Baths, 1-Car Garage, and Pool, built in 1973 and in need of renovation.

  • 167 Golden Beach Drive, sold for $1,850,000 on June 21, 2012:  Non-Waterfront property, built in 1996, 7 Bedrooms, 7.5 Baths, 2-Car Garage, and Pool.

  • 688 Ocean Blvd., sold for $1,5000,000 on August 13, 2012:  Non-Waterfront property, built in 1998, 4 Bedrooms, 4.5 Baths, 2-Car Garage, and Pool.

  • 156 S. Island, sold for $1,200,000 on October 24, 2012:  Intracoastal property, built in 1981 and in need of renovation, 4 Bedrooms, 3 Baths, 2-Car Garage, and Pool.

  • 675 Golden Beach Drive, sold for $720,000 on July 16, 2012:  Non-Waterfront property, built in 1947 and in need of renovation/considered a Teardown, 5 Bedrooms, 3 Baths, 2-Car Garage, and Pool.

Golden Beach Properties for Sale

 

Currently, 37 Single Family Homes are on the Market for Sale in Golden Beach.   None are listed as Bank Owned Foreclosures or Short Sales.   Of the 37 Houses, 22 are Waterfront properties, which are listed in a price range of $1,850,000 – $21,000,000, and include Oceanfront, Intracoastal, and Canal front properties.   Several Lots are currently on the Market for sale as well and such properties present great opportunities for Buyers who are searching for Land to purchase so that custom Homes can be built (some of the Lots are vacant and some have existing Homes on the Land).

Golden Beach continues to maintain its’ status as an exclusive Luxury enclave and holds the distinction of being the only Community in Miami-Dade County that has direct Oceanfront Single Family Homes on the Beach.
