Golden Beach Real Estate Market Report

 

Since my previous Market update, 9 properties were purchased in Golden Beach and the properties that were sold are as follows:

  • 277 Ocean Blvd., sold for $5,700,000 on March 8, 2013:  Oceanfront Home on the Beach with 6 Bedrooms, 6.5 Baths, 2-Car Garage, and Pool, built in 2003.

  • 484 N. PW., sold for $5,507,000 on December 20, 2012:  Intracoastal Home with 3 Bedrooms, 3 Baths, 2-Car Garage, and no Pool, built in 1951.

  • 334 S. PW., sold for $4,437,500 on December 20, 2012:  Canal front Home with 5 Bedrooms, 6 Baths, 2-Car Garage, and Pool, built in 2012.

  • 622 Golden Beach Dr., sold for $1,950,000 on March 15, 2013:  Canal front Home with 4 Bedrooms, 4.5 Baths, 2-Car Garage, and Pool, built in 1978.

  • 612 Golden Beach Dr., sold for $1,875,000 on February 7, 2013:  Canal front Home with 4 Bedrooms, 5 Baths, 2-Car Garage, and Pool, built in 1958.

  • 259 Golden Beach Dr., sold for $980,000 on January 22, 2013:  Non-Waterfront Home with 3 Bedrooms, 2 Baths, no Garage or Pool, built in 1946 (in need of complete Renovation/a Teardown).

  • 436 Ocean Blvd., sold for $735,000 on January 8, 2013:  Non-Waterfront Home with 4 Bedrooms, 3 Baths, 2-Car Garage, and no Pool, built in 1977 (in need of complete Renovation/a Teardown).

Golden Beach Properties for Sale

 

Currently, 36 Single Family Homes are on the Market for Sale in Golden Beach.   None are listed as Bank Owned Foreclosures or Short Sales.   Of the 36 Houses, 19 are Waterfront properties, which are listed in a price range of $2,100,000 – $21,000,000, and include Oceanfront, Intracoastal, and Canal front properties.   Several Lots are currently on the Market for sale as well and such properties present great opportunities for Buyers who are searching for Land to purchase so that custom Homes can be built (some of the Lots are vacant and some have existing Homes on the Land).

Golden Beach continues to maintain its’ status as an exclusive Luxury enclave and holds the distinction of being the only Community in Miami-Dade County that has direct Oceanfront Single Family Homes on the Beach.
