Real Estate Market Report

 

 

One of East Ft. Lauderdale’s most preferred Communities, Harbor Beach features luxury Homes, exclusivity, deep Water Dockage for Mega Yachts and other Vessels, wide Canals, close proximity to the Inlet, walking distance to the Beach,  a private Marina, and private Beach Club.

  • Within the last 6 months, 14 Single Family Homes were purchased in Harbor Beach.  Their purchase price range was $482,500 – $6,350,000 (see Table below for additional details about the properties that sold).

  • Of the properties that were purchased within the main Community of Harbor Beach, the average purchase price was $3,538,400.  Of the properties that were purchased in Harbor Beach Extension (which is across the Street from the main/”gated” area of the Harbor Beach Community), the average purchase price was $714,125).   In the table below, the Harbor Beach Extension properties are the ones that are located on Seabreeze Blvd., Harbor Beach Parkway, and Grace Dr.   Note:  Waterfront properties that are located in Harbor Beach Extension have Fixed Bridge access to the Intracoastal, unlike non-Fixed Bridges for Waterfront properties in the  main Community of Harbor Beach that’s across the Street.

  • None of the properties were purchased as Short Sales or Foreclosures.

  • Several of the properties that sold are “Teardowns” that were purchased for prices that primarily reflect Land value only.  This is typical in East and Waterfront Communities where Land has significant value and is very scarce.  Additionally, since Ft. Lauderdale’s East and Waterfront Communities were established in the 1940′s and available Land was already used for construction of older Homes, construction of new Homes is usually accomplished by demolishing and replacing older Homes.

  • 100′ Waterfront on Lake Sylvan (deep Water Ocean Access without Fixed Bridges)

 

 

Harbor Beach Properties for Sale

 

Currently, 37 Harbor Beach Homes are listed for sale and have a list price range of $509,900 – $25,000,000.   Of the 37 Homes, only 6 are priced under $1,000,000.  The Waterfront properties include those that are Intracoastal (some on Point Lots), located on Ocean Access Canals, and located on Lake Sylvan, Lake Sylvia, & Davock Bay.  In addition to the Homes that are on the Market, 2 Vacant Lots are for sale (both of which are Waterfront) and are priced at $2,500,000 and $8,500,000.
