Properties with Spacious Yards
To assist Buyers who are searching for sprawling Estates and properties for sale in Ft. Lauderdale and surrounding Broward County Cities that offer very spacious Yards, Gardens (or room for them), large Lot sizes, and significant Acreage/Land, I created a custom property search that only includes properties that are specified as offering minimum Lot sizes of 1/2 Acre.
I frequently receive requests from prospective Buyers who are interested in Properties with large Lot sizes that are located in East areas close to the Beach, however, such properties are rare. In East areas, average Lot sizes for the majority of properties are 1/4 Acre or less. A number of factors affect property Land size, availability, and prices:
- Locally, there’s a lot more Land located in West areas instead of East areas.
- Most East Communities were established in the 1950’s or before–many years before most West Communities were established–and when most Homes in East Communities were built, they were small Homes placed closely together to maximize the number of Homes built (additionally, a number of such Homes were originally used as Seasonal vacation residences, so size wasn’t a priority). Hence, one of the reasons why you’ll notice 5,000 Square Foot Homes in East Luxury Communities squeezed onto 1/4 Acre Lots with small Yards and why building a 2-Story Home is the only way to build a large new Home when an original Home on a small Lot is demolished.
- The scarcity of Land in East areas, close proximity to the Beach, Ocean Access from Waterfront properties, and a variety of other factors affect Land values in East areas. In East areas, Land value is a significant part of property values and purchase prices, in contrast to West areas where Land values are significantly lower and you get more House for your money. That being the case, East area properties with Lot sizes of 1/2 Acre or more are currently selling for average prices of $2,500,000 and above.
Since the majority of properties with significant Acreage are located in West areas, those areas are best for focusing property searches for those who prefer a wider variety of properties to consider and have location flexibility. Northwest and Southwest Broward Cities that offer such properties include Coral Springs, Cooper City, Parkland, Davie, Plantation, Southwest Ranches, Davie, and Weston.
