New River Yacht Club
Construction of Related Group’s New River Yacht Club Rental Tower is progressing quickly and I took the picture above while showing Las Olas Condos a few days ago.
The building will include a total of 249 Units and is located at 401 S. Andrews Avenue aka 401 SW 1st Avenue in Ft. Lauderdale, within walking distance to Las Olas Blvd. and in close proximity to the Beach. Sources stated that Construction is tentatively scheduled for completion in June of 2014, with occupancy beginning at that time as well.
Units at the 26-Story New River Yacht Club will offer beautiful views of the New River, City Skyline, Ocean, Intracoastal, and/or other views, depending on the Unit’s position within the Building. Amenities at New River Yacht Club will include a stunning 7th floor Pool area with outdoor Bar, Club Room, Game Room, and Fitness Center.
1 Bedroom – 3 Bedroom Units at New River Yacht Club are expected to rent in a range of $1,500 – $3,400 per month, which is within the range of current Market Rental rates for downtown Las Olas Condos. In reviewing data for Las Olas Condos of recent construction that were rented this year, that have a minimum of 2 Bedrooms, the monthly Rental price range was $1,550 – $5,500, with an average monthly rate of $2,436 per month (approximately $2 per Square Foot).
There is a significant shortage of Condo Rentals available in downtown Ft. Lauderdale and I’ve worked with a number of Tenants that had to search elsewhere for Rentals because of the lack of Las Olas Condo inventory, so New River Yacht Club will be a much needed and very welcome addition. There are few Apartment Buildings located in downtown Ft. Lauderdale and the majority of Rentals that occur in downtown Ft. Lauderdale are rentals of Condos that are owned by private Owners, however, the majority of those Owners don’t have their Units on the Market for Rent.
Residences at New River Yacht Club will be designed by Cohen Freedman Encinosa and the Social spaces will be designed by world renowned RTKL. Floor Plans and full Renderings will be released shortly.
