During the months of January – April of 2014, MLS property Records indicate that 67 Townhomes were sold in Northeast, Southeast, and Beach areas of Ft. Lauderdale. Of the 67 Townhomes that were purchased, 15 are Waterfront properties and 52 are non-Waterfront properties.
Waterfront Townhomes represent a very small portion of available Townhome Inventory. The Waterfront Townhomes sold with a purchase price range of $272,000 – $2,850,000, with an average purchase price of $1,059,786. Waterfront locations of the Townhomes that sold are Riverfront, Oceanfront, and Canal. Most of the Canal front properties include a private Boat Slip with each Townhome, which is a significant advantage. The Townhome that sold for $2,850,000 is a 4-Story Oceanfront Townhome located at The Palms in Ft. Lauderdale. Locations of the Waterfront Townhomes that sold are Yacht Club Villas, Venice Harbor (6 sold), Townhouses at Harbor Beach, The Palms, Santorini, Portside Yacht Club, Middle River Townhouses (2 sold), and Hendricks Isle Retreat.
The non-Waterfront Townhomes sold with a purchase price range of $85,000 – $1,175,000, with an average purchase price of $466,064.
Several new Townhomes are currently under Construction in East areas of Ft. Lauderdale and are priced in a range of $460,000 – $1,125,000. Of particular note is Water’s Edge Townhomes, a Complex of 4 Waterfront Townhomes with Boat Slips in Northeast Ft. Lauderdale’s Coral Ridge Community.
