The Coral Ridge Community is located East of U.S. 1/Federal Hwy., is one of Northeast Ft. Lauderdale’s most desirable Communities, and offers a variety of Waterfront and non-Waterfront Single Family Homes and Townhomes of varying Architectural styles. Waterfront properties in Coral Ridge include Canal and Intracoastal deep Water Homes without Fixed Bridges. I took the picture above from the 3rd Floor Terrace of a Coral Ridge Waterfront Townhouse on Friday while showing Waterfront Townhomes to Buyers.
During the months of January – April of 2014, 54 Single Family Homes were sold in Coral Ridge Country Club, Coral Ridge Galt, and Coral Ridge North:
- 21 Waterfront properties were sold for prices ranging from $750,000 – $4,590,000, with an average purchase price of $1,610,714.
- 34 non-Waterfront properties were sold for prices ranging from $385,000 – $1,629,000, with an average purchase price of $693,658.
The Community of Coral Ridge Isles, which is located West of U.S. 1/Federal Hwy., is not included in this Report.
Of approximately 1,000 Homes in Coral Ridge, only 69 are currently on the Market for sale. With less than 10% of the Community’s total properties on the Market for sale, Inventory is low and we’re continuing to experience a Seller’s Market.
