Lighthouse Point Property Sales

Recent Purchases of Single Family Homes in Lighthouse Point

During the Months of September, 2015 – February, 2016, 92 Single Family Homes were purchased in the City of Lighthouse Point.  Of the 92 properties that were purchased, 50 are Waterfront Properties and 42 are non-Waterfront properties.

  • The Waterfront Properties are located along Ocean Access Canals and the Intracoastal.  Their purchase prices ranged from $450,000 – $5,495,000, with an average purchase price of $1,252,380. 
  • The non-Waterfront Properties were purchased for prices ranging from $154,900 – $800,769, with an average purchase price of $412,846. 

Currently, only 132 Single Family Homes are on the Market for sale in Lighthouse Point, so Inventory is quite limited.  Price ranges are as follows for the properties that are on the Market for sale:

  • 26 are priced under $500,000
  • 30 are priced between $500,000 – $799,999
  • 12 are priced between $800,000 – $999,999
  • 19 are priced between $1,000,000 – $1,499,999
  • 31 are priced between $1,500,000 – $2,999,999
  • 14 are priced between $3,000,000 – $6,900,000

Lighthouse Point offers a beautiful variety of Homes–including new Construction, Homes of original construction that have been renovated, and original construction Homes that can be renovated or demolished and replaced with new construction.  For Home Buyers who are interested in building new construction in Lighthouse Point, the only available Land/Vacant Lots for new construction are created when an existing Home is demolished.

In Lighthouse Point and similar Communities that are located in East areas, Land value represents a significant portion of property values (often, the value of the actual Home/structure represents a smaller portion of the total value than the Land).   “Location, location, location” truly manifests in the values of East properties.   On the other hand, with properties that are located in West areas, Land values are significantly lower, so Buyers get more “House for their Money.”

The entire City of Lighthouse Point is located East of U.S. 1/Federal Hwy. and within closest proximity to Beaches in Deerfield Beach, Hillsboro Beach, and Pompano Beach.  Lighthouse Point is also located only 20 minutes from Ft. Lauderdale and 15 minutes from Boca Raton.
