When considering Ocean Access Single Family Waterfront Homes in Ft. Lauderdale, the most desirable location is East of U.S. 1 in Communities without Fixed Bridges.  Such areas not only offer closest proximity to Downtown, the Intracoastal, and Ocean, but also the significant advantage of no limitations to Boat height since there aren’t Fixed Bridges to restrict clearance height.  Many also have deep Water and wide Canals–perfect for accommodating Dockage of Yachts, Catamarans, and other large Vessels.  Available Property types include Canal front properties, Intracoastal front properties, and Riverfront properties–with Canal front Homes comprising the majority.

What are their current prices, what’s selling, and where are they located?

 

During January – June of 2018, 140 Single Family Waterfront Homes sold in Ft. Lauderdale Communities that are located East of U.S. 1 without Fixed Bridges. The purchase price range of the Properties was $710,000 – $6,900,000. Community locations of the properties that sold are Las Olas Isles, Coral Ridge Country Club, Idlewyld, Dolphin Isles, Rio Vista Isles, Riviera Isles, The Landings, Victoria Park, Victoria Isles, Lauderdale Harbors, Bermuda-Riviera, Harbor Beach, Bay Colony, Colee Hammock, Sunrise Intracoastal, and Harborage Island aka The Harborage.  These Communities are located in Northeast and Southeast areas of Ft. Lauderdale.   Communities in Southeast Ft. Lauderdale are located closest to the Ft. Lauderdale Ocean Inlet.

The purchase price breakdown for the properties that sold is as follows:

  • 24 properties sold for $710,000 – $995,000, with an average purchase price of $871,479.
  • 35 properties sold for $1,000,000 – $1,499,500, with an average purchase price of $1,219,166.
  • 30 properties sold for $1,500,000 – $1,980,000, with an average purchase price of $1,681,560.
  • 27 properties sold for $2,025,000 – $2,975,000, with an average purchase price of $2,402,412.
  • 15 properties sold for $3,100,000 – $4,800,000, with an average purchase price of $3,832,467.
  • 9 properties sold for $5,250,000 – $6,900,000, with an average purchase price of $6,081,388.

As the data indicates, very few Waterfront Properties in these Communities sell for prices that are under $1 Million, so if your preferred price point is under $1 Million for a Ft. Lauderdale Single Family Waterfront Home, Communities that offer the majority of choices are those that are located West of U.S. 1 and/or West of I-95.

During the Months of January – June of 2018, 75 Waterfront Single Family Homes sold in West Ft. Lauderdale Communities that are located West of U.S. 1 and/or West of I-95.  Their purchase price range was $328,000 – $1,375,000, with an average purchase price of $594,181.  Some are located in Communities with Fixed Bridges and some are in Communities without Fixed Bridges.  The Communities where the Properties are located are Imperial Point, Riverland Manors, Tropical Point, Gill Isles, Lauderdale Isles, Avon Isles, Citrus Isles aka South New River Isles, Flamingo Park, Bal Harbour, Coral Ridge Isles, and Coral Shores.    Note:  the Fixed Bridges have low clearance height–ranging in approximate height from 6′ to 10′, so these Communities are not options to be considered for those who need high clearance height for their Boats.

With Waterfront Ocean access Properties in all Communities, Land value is a significant part of the price, so Properties that are within the entry level price range are typically small and/or in need of renovation/are “Teardowns”.  In a number of East Ft. Lauderdale’s Waterfront Communities, for example, Properties that are sold in the $1,000,000 – $1,500,000 range are very often “Teardowns” and, depending on the Community’s location and Property’s Waterfront features, there are also Teardowns that sell for considerably higher prices.

Ft. Lauderdale’s Waterfront Communities of Single Family Homes are fully built out and most of them were established more than 50 Years ago, so Teardowns in Waterfront Communities are of significant interest to Buyers who are interested in building a new Home in a prime Waterfront location.
