L’Hermitage Condos sold in 2018

L’Hermitage Condo enjoys a highly desirable location on the Beach in Ft. Lauderdale with a 10-Acre direct Oceanfront site and full Amenities.  Condos at L’Hermitage range in size from 1,537 – 4,000+ Square Feet, with 2-4 or more Bedrooms, depending on the Floor plan.  A number of Units at L’Hermitage offer private Elevator entry directly into the Residence instead of Hallway access.

During the Months of January – June of 2018, 17 Units sold at L’Hermitage, per MLS property sale records.  The purchase price range of the Units that sold was $700,000 – $5,050,000, with an average purchase price of $1,586,617.

Factors that affect prices include size, the best Ocean views or lack thereof, and interior condition of the Unit (renovated vs. non-renovated, level of renovation, interior design), etc.  Condos sold for the lowest purchase prices at L’Hermitage are those that are small, non-renovated, and/or don’t have great Water views.  Large Units that sold for low prices are those that don’t have Ocean views or have very limited Ocean views.  Large, fully renovated Residences with the best Ocean views are sold for the highest purchase prices at L’Hermitage.

Condos at L’Hermitage continue to not only hold their values well, but also continue to increase in value.  L’Hermitage Unit Owners who complete FULL renovation of non-renovated Units (some have spent as much as $300,000 – $700,000+ on renovation costs) do so with the knowledge that there’s significant return on their investment.

The Units that sold during January – June of 2018 are as follows:

  • Penthouse 2709 in Tower 1, 4 Bedrooms, 5.5 Baths, 4,299 Square Feet: Sold for $5,050,000
  • Penthouse 2708 in Tower 2, 5 Bedrooms, 4.5 Baths, 4,938 Square Feet:  Sold for $4,250,000
  • Tower 1, Unit 2210, 3 Bedrooms, 2.5 Baths, 2,661 Square Feet:  Sold for $2,550,000
  • Tower 1, Unit 1509, 3 Bedrooms, 3.5 Baths, 2,762 Square Feet:  Sold for $1,785,000
  • Tower 1, Unit 1901, 3 Bedrooms, 2.5 Baths, 2,318 Square Feet:  Sold for $1,375,000
  • Tower 1, Unit 2207, 3 Bedrooms, 2.5 Baths, 2,086 Square Feet:  Sold for $1,250,000
  • Tower 2, Unit 602, 3 Bedrooms, 2.5 Baths, 2,332 Square Feet:  Sold for $1,200,000
  • Tower 1, Unit 1707, 3 Bedrooms, 2.5 Baths, 2,086 Square Feet:  Sold for $1,150,000
  • Tower 1, Unit 1402, 3 Bedrooms, 2.5 Baths, 2,086 Square Feet:  Sold for $1,115,000
  • Tower 1, Unit 1601, 3 Bedrooms, 3.5 Baths, 2,318 Square Feet:  Sold for $1,065,000
  • Tower 1, Unit 2506, 3 Bedrooms, 3.5 Baths, 1,537 Square Feet:  Sold for $1,000,000
  • Tower 2, Unit 1702, 3 Bedrooms, 2.5 Baths, 2,338 Square Feet:  Sold for $985,000
  • Tower 1, Unit 302, 2 Bedrooms, 2.5 Baths, 2,332 Square Feet:  Sold for $962,500
  • Tower 2, Unit 308, 3 Bedrooms, 3.5 Baths, 2,596 Square Feet, Sold for $900,000
  • Tower 1, Unit 504, 3 Bedrooms, 3 Baths, 1,977 Square Feet, Sold for $875,000
  • Tower 2, Unit 307, 3 Bedrooms, 2.5 Baths, 2,055 Square Feet, Sold for $760,000
  • Tower 1, Unit 407, 3 Bedrooms, 2.5 Baths, 2.332 Square Feet, Sold for $700,000

Current Inventory of Units for sale at L’Hermitage

Of the total 444 Units at L’Hermitage, only 20 are on the Market for sale, which represents approximately 4.5% of the Units in the Complex.  An average level of Inventory in a Condo Complex is considered to be when 10% of the Units are on the Market for sale, so Inventory at L’Hermitage is low, which is typical for L’Hermitage.
