East Ft. Lauderdale Waterfront Homes: What’s Selling?

Waterfront Single Family Homes in East Fort Lauderdale (that are located East of U.S. 1/Federal Hwy.) enjoy highly desirable locations in beautiful, luxury Communities that are within close proximity to Downtown Ft. Lauderdale, the Intracoastal, Ocean access, and Beach.  The majority are in areas without Fixed Bridges and many offer Deep Water Dockage for Yachts and other large Vessels. Most are located along Ocean access Canals and some are located along the Intracoastal and the New River.

During the Months of October, 2019 – March, 2020, 149 Single Family Waterfront Homes were purchased in East Fort Lauderdale. Of the 149 properties that were purchased, 94 were Cash sales–63% of the total Sales. The purchase price range of the properties was $800,000 – $20,500,000. 

The Homes that sold are located in the following Communities:  Las Olas Isles, Bay Colony, Bermuda-Riviera, Colee Hammock, Coral Ridge Country Club, Harbor Beach, Idlewyld, The Landings, Dolphin Isles, Lauderdale Harbor, Rio Vista Isles, Riviera Isles, Sunrise Intracoastal, and Victoria Isles. Following is a breakdown by price range of the Properties that sold:

  • Purchase price range= $800,000 – $995,000: 29 Homes sold and 13 were Cash purchases.  The average purchase price was $884,011.
  • Purchase price range = $1,025,000 – $1,986,986:  58 Homes sold and 38 were Cash purchases.  The average purchase price was $1,434,218.
  • Purchase price range = $2,027,000 – $2,828,500: 22 Homes sold and 15 were Cash purchases.  The average purchase price was $2,327,341.
  • Purchase price range = $3,000,000 – $3,975,000: 17 Homes sold and 12 were Cash purchases.  The average purchase price was $3,505,882.
  • Purchase price range= $4,000,000 – $4,500,000: 5 Homes sold and 3 were Cash purchases.  The average purchase price was $4,128,000.
  • Purchase price range = $5,175,000 – $7,837,500: 13 Homes sold and 9 were Cash purchases. The average purchase price was $6,300,962.
  • Purchase price range = $8,550,000 – $20,500,000: 5 Homes sold and 4 were Cash purchases.  The average purchase price was $12,730,000.

The Property that sold for $20,500,000 was purchased on February 25, 2020.  It’s an Intracoastal Point Lot property in Rio Vista Isles with ~437′ of Waterfront, the Home was built in 2010, has 7 Bedrooms, 9 full Baths, 2 half Baths, and a 6-Car Garage–an amazing Trophy property with breathtaking Water views and Yacht Dockage.

Current Inventory of Waterfront Homes for sale:  The available Inventory consistently remains in the low – average range, with 10% or less of each Community’s properties listed on the Market for sale.
