The City of Lighthouse Point is located in the Northeast area of Broward County (only 20 Minutes North of Ft. Lauderdale) and the entire City is located East of U.S. 1/Federal Way. Many of Lighthouse Point’s Homes are Waterfront Ocean Access Homes located on Canals and the Intracoastal–close to the Hillsboro Inlet, so it’s a great choice for Boaters. Intracoastal access in most of Lighthouse Point’s Communities is WITHOUT Fixed Bridges, which is a significant advantage for Dockage of Yachts and other large Vessels.
During the Months of January – July of 2020, Single Family Homes that sold in Lighthouse Point are as follows:
- Waterfront Properties: 63 Homes sold with a purchase price range of $550,000 – $6,400,000 and average purchase price of $1,689,685. Of particular note: 2 Waterfront Properties that each sold for a purchase price of $6,400,000, one of which sold on March 9, 2020 and one of which sold on July 31, 2020 (2550 NE 31st Court and 3100 NE 46th Street). Cash purchases: 33 of the 63 sales were Cash purchases.
- Non-Waterfront Properties: 60 Homes sold with a purchase price range of $287,900 – $947,000 and average purchase price of $546,889. Cash purchases: 22 of the sales were Cash purchases.
Compared to the same period of time in 2019 (January – July of 2019), 56 Waterfront Homes sold with an average purchase price of $1,606,857 and the highest sale price was $4,925,000. During January – July of 2019, 36 non-Waterfront Homes sold, so that number almost doubled in 2020.
The Real Estate Market in Lighthouse Point is very strong and isn’t experiencing any negative affects from Covid such as a decline in the number of sales or decline in property values.
