3-Bedroom Condos in South Florida 

 

 

3-Bedroom Condos are in very high demand in South Florida. For many Buyers in the luxury market, 3 Bedrooms or 2 Bedrooms plus a Den are now the norm for their Condo search requirements. Some are even requesting 4 Bedrooms, 5 Bedrooms, or more. Buyers include people who already live locally, buyers of vacation Condos, and people who are relocating to South Florida from New York, California, and other areas.

A South Florida Business Journal Article mentions: “South Florida’s wealthy Condo buyers are demanding more space, and this dramatic departure from past trends is shaking up projects across the region.  As people move down with their families, and often work from home, they increasingly seek more than one or two bedrooms. However, the local supply of three-bedroom condo units and apartments in new buildings is limited, as the prior trend was to build smaller units.”

Even prior to our current market, I began noticing an increase in the number of Condo buyers who contacted me to purchase 3-Bedroom Condos. Developers are building more 3-Bedroom Condos, some are already on the market, and some are currently under construction. Although the availability of 3-Bedroom Condos began to increase in recent Years and some Buildings only offer Floor plans that have a minimum of 3 Bedrooms, they’re still a small percentage of the overall Condo market and in most areas, the available supply is insufficient to meet the level of demand.

What are the locations of 3-Bedroom Condos in South Florida? They’re located in Downtown areas, on the Beach, along the Bay and Intracoastal, Riverfront, Canal front, and in non-Waterfront areas in Palm Beach, Miami-Dade, and Broward Counties. Miami-Dade County has the largest Condo market in South Florida and the largest number of available Condos that have 3 or more Bedrooms.

 

What are their prices? Their prices vary, based on location, Square Feet, old vs. new construction, level of Amenities, design features, types of views from the Unit, and other factors. Let’s look at average prices in several key markets in South Florida. For the purpose of this post, the prices below are for Condos that were built in 2005 and afterwards. For Condos that are brand new construction, pre-construction, and built more recently than 2005, prices are higher. The averages below reflect the prices of Condos that sold in 2021.

 

  • 3-Bedroom Oceanfront Condos in Fort Lauderdale: Average price = $2,100,000
  • 3-Bedroom Oceanfront Condos in Hollywood: Average price = $1,450,000
  • 3-Bedroom Oceanfront Condos in Sunny Isles: Average price = $2,300,000
  • 3-Bedroom Oceanfront Condos in Miami Beach: Average price = $4,400,000
  • 3-Bedroom Condos in Downtown Miami: Average price = $1,200,000
  • 3-Bedroom Condos in Boca Raton: Average price = $2,400,000
  • 3-Bedroom Oceanfront Condos in Singer Island: Average price = $2,900,000

I listed a few of my favorites below, which include spacious Floor plans ranging in size from 3 Bedrooms – 7 Bedrooms.

Miami area:

  • Palazzo del Sol and Palazzo della Luna in Fisher Island
  • Privé Condo in Aventura
  • Jade Signature in Sunny Isles
  • Mansions at Acqualina in Sunny Isles 
  • Turnberry Ocean Club in Sunny Isles
  • Oceana Bal Harbour
  • Oceana Key Biscayne

Fort Lauderdale and Hollywood area:

  • Aquazul Condo in Lauderdale by the Sea
  • Auberge Beach Residences and Spa in Fort Lauderdale
  • Paramount Residences in Fort Lauderdale
  • 100 Las Olas Condo in Fort Lauderdale
  • Apogee Beach Condo in Hollywood

Palm Beach area:

  • Vistablue Singer Island
  • 5000 North Ocean in Singer Island
  • One Thousand Ocean in Boca Raton

For Buyers who are interested in having at least 3 Bedrooms, but not in a Single Family Home or Condo, Townhomes offer spacious Floor plans and are a great choice to consider. The majority of Townhomes aren’t located on the Beach or other Waterfront, but many are located in prime locations that are close to the Beach and Downtown. A few are Waterfront properties with Boat Dockage.
