Ft. Lauderdale Oceanfront Condos: Prices in 2022
Below are details about the current, average purchase prices for Fort Lauderdale Oceanfront Condos (based on the purchase prices of Oceanfront Condos sold in Ft. Lauderdale during the Months of January – June of 2022):
- 2-Bedroom Condos in Buildings constructed prior to 1997: $763,781
- 3-Bedroom Condos in Buildings constructed prior to 1997: $1,383,813
- 2-Bedroom Condos in Buildings constructed in 1997 and after: $1,563,223
- 3-Bedroom Condos in Buildings constructed in 1997 and after: $2,630,143
In the information noted above, I used the year 1997 since 1997 was the Construction year for the first of Ft. Lauderdale’s most recently constructed direct Oceanfront Condos. Only 5 direct Oceanfront Condos ON the Beach (not across from the Beach) in Fort Lauderdale were constructed within the last 25 Years (1997 – 2022). They’re listed below:
- Auberge Beach Residences
- Coconut Grove Residences
- The Palms Condo
- L’Hermitage Condo
- L’Ambiance Condo
Of these 5 Condos, the newest Condo is Auberge Beach Residences , which was built in 2018. Why haven’t more new Condos been built on the Beach in Fort Lauderdale? The reason is because Land isn’t available. Currently, there’s no vacant Oceanfront Land in Fort Lauderdale that’s available for the construction of a Condo. When new Condos are built directly on the Beach in Fort Lauderdale in the future, it will occur when a Developer is able to buy out the Owners of an existing Beachfront Condo or other property, then demolish it and replace it with a new Building, which is a very lengthy process.
Within the category of Oceanfront Condos in Fort Lauderdale that were built prior to 1997, the majority were constructed during the 1960’s – 1980’s.
