Where can you live downtown in South Florida?
South Florida offers many locations to live in, but the majority of them aren’t Downtown. Downtown living offers highly walkable locations that are within very close proximity to Restaurants, Boutiques, Shops, Nightlife, etc. Where can you live Downtown? The top five locations are listed below:
- Fort Lauderdale (Downtown Fort Lauderdale & the Las Olas Blvd. area)
- Boca Raton (Downtown Boca and the Mizner Park area)
- Delray Beach (Downtown Delray and the Atlantic Avenue area)
- West Palm Beach
- Miami (Downtown Miami, the Brickell area, Edgewater, etc.)
Available properties include Condos, Townhomes, Single Family Homes and Apartments. Condos are the majority of properties that are available for purchase. Condos include resales, recently constructed Buildings and pre-construction properties, the majority of which are luxury properties. Downtown Miami is the largest Downtown in South Florida and has the highest number of Condos. The rest of South Florida’s downtown areas are much smaller, so have significantly less inventory of Condos.

I included average prices below for Condos that are located in Downtown Fort Lauderdale, Miami, Boca Raton, Delray Beach and West Palm Beach. The prices reflect closed sales that occurred YTD in 2022. NOTE: All Condo sales are included, regardless of the construction age of the Building, so sales in old Buildings contributed to lowering the overall average purchase price. Recently constructed Condos and pre-construction Condos sell for prices that are significantly higher than old Condos.
