New Oceanfront Condos in Palm Beach County
Where are the most recently constructed Oceanfront Condos located in Palm Beach County in 2023?
There’s extremely limited availability of Oceanfront land to build new Condos, so new and pre-construction Oceanfront Condos in Palm Beach are scarce. In addition, when Land is available, the parcels are small. Current trends for new Oceanfront Condos are Boutique style Buildings with a small number of Units, luxury Amenities, and large floor plans, particularly a majority of 3-Bedroom Condos. Luxury Condo buyers are requesting large living spaces. High demand combined with low supply contributes to maintaining high property values and new Buildings selling out of Condos quickly. The majority of Oceanfront Condos in Palm Beach County are old Buildings that were constructed during the 1960’s – 1980’s. Developers are currently searching for old Beachfront Condos to buy out and replace with new Condos, but that’s a very lengthy process.
For the purpose of this post, I listed Condos below that were built within the last 5 years in Palm Beach County and located directly ON the Beach, not across the Street from it. - Seaglass Jupiter Island, located in Tequesta: Built in 2022, has a total of 21 Units. Prices for currently available resales start at $11,400,000.
- Ocean Delray, located in Delray Beach: Built in 2021, has a total of 19 Units. Prices for currently available resales start at $6,690,000. Ocean Delray is one of only 2 Oceanfront Condos that’s been built in Delray Beach in over 30 years.
- 5000 North Ocean, located in Singer Island: Built in 2019, has a total of 48 Units. There’s currently zero inventory in the Building.
- Vistablue Singer Island, located in Singer Island: Built in 2018, has a total of 58 Units. Currently available resales start at $3,750,000.
- 3550 South Ocean, located in South Palm Beach: Built in 2019, has a total of 30 Units. Currently available Condos start at $2,865,000.
- 1625 Ocean, located in Delray Beach: Currently under construction and planned for delivery in 2023, has a total of 14 Units. Developer owned Units are sold out with the exception of 1 Condo that’s currently available for $6,495,000. 1625 Ocean is one of only 2 Oceanfront Condos that’s been built in Delray Beach in over 30 years.
- Amrit Ocean Resort and Residences, located in Singer Island: Currently under construction and planned for delivery in 2023. Amrit has 193 Condos and 153 Hotel Guest Rooms. Amrit is 100% sold out of Developer owned Units.
- Savoy Residences Jupiter Island, located in Tequesta: Savoy is currently in the pre-launch phase and hasn’t officially launched sales. The Building is planned to have 26 Units and prices are planned to start at $12 Million.
To summarize and reiterate the scarcity factor, there’s a TOTAL of only 234 Units in all of Palm Beach County’s direct Oceanfront Condos that were built between 2018 – 2023 (not including Condos that are currently under construction). These Condos are occupied by a majority of Owners who keep their properties long term instead of selling frequently, so low turnover also contributes to consistently low inventory. The vast majority of Palm Beach County’s luxury Condo owners are end users who occupy their properties as vacation Residences or full-time Residences and few of them rent their Condos when they aren’t occupying them.
