Where are the majority of new Oceanfront Condos located in South Florida?

New and recently constructed Oceanfront Condos are highly desirable. Prospective buyers are interested in exploring available property choices and locations. Those who aren’t familiar with South Florida often think that a large number of new and recently constructed Oceanfront Condos are available in all areas of South Florida, however that isn’t the case. Inventory varies significantly in various areas. Also, Oceanfront Condos ARE NOT the majority of Condos that are currently under construction or pre-construction. There’s very limited availability of Beachfront Land for building. There are old Oceanfront Condos that will be demolished and replaced with new Buildings in the future as Developers complete buyouts, but that’s a lengthy process that takes years to complete.

More than 90% of new and recently constructed Oceanfront Condos are located in various areas of Miami-Dade County. The Cities of Sunny Isles Beach and Miami Beach are number 1 and number 2 for having the highest number of new and recently constructed Oceanfront Condos. Nearby locations that also offer Oceanfront Condos include Surfside, Bal Harbour, Key Biscayne and Fisher Island.
Broward County and Palm Beach County are in 2nd and 3rd place for the number of new and recently constructed Oceanfront Condos that are available.
Broward County currently has 4 Oceanfront Condos (directly on the Beach) that are currently under construction and they’re located in Pompano Beach and Hillsboro Beach. In Fort Lauderdale, one Condo is currently under construction across from the Beach and that’s Selene Oceanfront Residences. None are under construction ON the Beach in Fort Lauderdale. The newest direct Oceanfront Condo in Fort Lauderdale is Auberge Beach Residences, which was built in 2018. South of Fort Lauderdale, 2000 Ocean Condo in Hallandale Beach was built in 2022 and it’s on the Beach.
Palm Beach County currently has 1 Oceanfront Condo that’s currently under construction, which is Atlantic Beach 1 in Tequesta – Jupiter Island and prices start at $14,000,000. The majority of recently constructed Oceanfront Condos in Palm Beach County are located in Singer Island, which has 3 Oceanfront Condos that were built between 2018 – 2023. Boca Raton is a highly requested location, but doesn’t have any new Condos on the Beach or under construction. The most recently constructed Oceanfront Condo in Boca is One Thousand Ocean, which was built in 2010 and Condos sold at One Thousand Ocean during 2023-2024 were purchased with an average purchase price of $7.5 Million. Delray Beach is a popular location as well, but only has 2 new Condos built on the Beach recently, which are Ocean Delray and 1625 Ocean, built in 2021 and 2023. They’re the only Beachfront Condos that were built in Delray Beach in more than 30 years.
With recently constructed Oceanfront Condos in Palm Beach County, the trend is for most Condominiums to be Boutique style Buildings with large floor plans for each Condo. Since many luxury Condo buyers are requesting larger residences, it’s become typical for all or most floor plans in the building to have a minimum of 3 Bedrooms. A few also have 4+ Bedrooms. Oceanfront Building density and building height restrictions are strict in various areas of Palm Beach County and large Oceanfront sites aren’t currently available for construction, so those are also factors that contribute to small Building size. A Boutique style Building is a drawback, however, for people who prefer large Complexes with Resort style Amenities. While small Buildings do have a variety of luxury Amenities as well, Amenity areas are much smaller scale. Small Buildings also = low inventory, of course, so purchase opportunities in these locations aren’t available to high numbers of buyers. That being the case, many buyers expand their property search to other locations nearby and also modify their search criteria in other ways that will expand the number of properties that are available for them to consider. Intracoastal waterfront Condos are a great choice to consider as well.
