Of the 240 total Units, only 29 are currently listed for sale. Their price range is $480,000 – $1,899,000. Of the active listings, the Median price is $795,000 (I used Median instead of average since the average was affected by the $1,899,000 listing).

Condos sold in Ocean Palms
Recent sales activity has been healthy and, within the last 5 months, Property Tax Records indicate that 12 units have been purchased with a purchase date range of November 2, 2009 – April 6, 2010 and a purchase price range of $560,000 – $1,150,000. Of the 12 closed sales, the average purchase price was $704,991.67.
What I’m consistently seeing in the current market is that sales have dramatically increased! 1 year ago, during the same time period (November of 2008 – April of 2009), there were only 3 Units sold in Ocean Palms, compared to 12 units purchased within the same timeframe now. There are LOTS more Buyers who are purchasing instead of just looking. THIS IS NOT SPIN! The numbers speak for themselves and property sales records are public information. It should also be noted that sales within this price range ARE NOT sales that are driven by the First Time Homebuyer Tax Credit.

Details in the MLS indicate that 8 Residences are currently under pending Contract for purchase.
Ocean Palms is located conveniently close to Shops, Restaurants, Golf Courses, and the Hollywood-Ft. Lauderdale International Airport and would be a great Building to add to your list if you’re interested in South Florida Luxury Waterfront Condos.
