East Ft. Lauderdale Communities
Below is a list of Communities of Single Family Homes that are located in East Ft. Lauderdale areas that are in a variety of locations that include East of I-95, West of U.S. 1/Federal Hwy., East of U.S. 1/Federal Hwy., East of the Intracoastal, close to the Beach, Oceanfront, non-Waterfront, Waterfront, Intracoastal front, located on Ocean Access Canals, and close to Las Olas/downtown Ft. Lauderdale.
It’s important to note the following:
- The vast majority of Homes in East Ft. Lauderdale’s Communities were built during the 1950’s & 1960’s and some were built as early as the 1920’s. That being the case, a number of Homes have been remodeled or completely renovated and most recently built Homes or Homes of new construction are available in cases where original Homes were demolished and replaced with new Homes. Because East areas in South Florida were established and filled with Homes many years before West areas, available Land for building Communities of new Single Family Homes in East areas is non-existent, so Buyers who are interested in new Communities of Single Family Homes have to consider properties in West areas that are distant from the Beach or consider East area Condos or Townhomes.
- Homes in East Communities are of varying Architectural styles, including Mediterranean, Ranch, Contemporary, Key West, Colonial, and others.
- If you’re searching for Land and properties with very large Lot/Yard sizes, East areas offer very few choices. The majority of Homes originally constructed in East areas were small Homes built on average Lot sizes of 1/4 Acre and located very close to neighboring Homes. Even when large Luxury Homes were constructed to replace some of the original Homes, many of the new Home Owners added a 2nd or 3rd Story to the Home in order to increase the Home size since their Lot size was limited. So, yes, $3,000,000 Luxury Homes have less than 1/2 Acre of Land in most cases. That’s simply the reality of East vs. West areas. There are exceptions, of course, where double Lots or even larger are available, but I’m referring to the average.
- In East areas, Land value is a significant part of the prices/property values, which is why there are Teardowns that are sold for $1,000,000+. Getting “House Beautiful” in East Communities means purchasing above the entry level prices for the Community. - Because these aren’t Communities of “cookie cutter” Homes like some of the new Communities, drastic differences exist in property values and Waterfront vs. non-Waterfront significantly affects values as well, so the current average prices that I listed below must be evaluated on a case-by-case basis. In some East Communities, it’s not uncommon for properties on the same Street to sell for prices that are several Million Dollars apart, so, again, property value estimates and average prices have to be evaluated very carefully.
- Location, location, location! East areas are close to the Beach and properties in these areas ARE NOT the majority of the available property Inventory, so that affects value significantly, in addition to a number of other factors. Communities that are closest to the Beach command premium prices, in addition to Communities that are close to downtown/Las Olas, offer Boat Dockage, Ocean access, Mega Yacht Dockage, deep Water, Ocean access without Fixed Bridges, Beachfront, Intracoastal frontage, and amazing views from select Waterfront properties.
- Properties that are located East of U.S. 1 are closer to the Beach than properties that are located West of U.S. 1 and Waterfront properties within East Communities offer fast access to the Intracoastal and Ocean within a few minutes without the lengthy periods of time getting spent getting to open Water that’s required when Boating from more distant locations.
