Last month, Trump Hollywood Condo’s Loan was purchased by Ft. Lauderdale-based BH III, a private Equity Group. BH III acquired ownership from the Related Group and received a 30% discount on the Loan in a Deed in Lieu of Foreclosure transaction. Since that time, prices have been discounted up to 50% on a number of the Units.
Location and Amenities
Located at 2711 S. Ocean Drive in Hollywood, Florida, Trump Hollywood is a direct Oceanfront Condo on Hollywood Beach that offers luxury Amenities, which include 24-hour Valet Parking, 4,000 Square Ft. Fitness Center, Theater Room, Wine Cellar and Tasting Salon, Cigar Lounge with private Humidors, Breakfast Cafe, Library and private Dining Room, Oceanfront Pool Deck with a Poolside Cafe, heated Pool, 2 Spas, and a Reflecting Pool, private Poolside Cabanas and Beachside Cabanas, Secure Air-Conditioned Storage Spaces, 3 lighted Tennis Courts and 1 Multi-purpose Court, Beach and Pool Attendant with Towel service, Smart Building Technology, Concierge, Clubroom with Multimedia Facilities, Billiards, and Game Room. Trump Hollywood includes a total of 200 Units.

Condos at Trump Hollywood range in size from 2 Bedrooms – 6 Bedrooms with 2,088 Square Feet of Living Area – 8,926 Square Feet of Living Area. Residences start on the 5th Floor of the Building and go up to the 41st and 42nd Floors, where the 2 Bi-level Penthouses are located. Units on the 5th – 33rd Floors have 9′ Ceilings and there are 6 Units per Floor on Floors 5 – 33. Units on the 34th – 40th Floors have 10′ Ceilings and there are 4 Units per Floor on Floors 34 – 40.
As with many Developer owned Condos, the Units are being sold Decorator Ready/Designer Ready, so will need to be finished with your choice of Flooring, Lighting, etc. (note that a finishing package is not included in the purchase price of Units at Trump Hollywood and a package is not offered by the Developer, however, a number of great choices are available with local Designers).
So what sold in Trump Hollywood?
Closings started in 2009 and the first Unit that was purchased was Unit 1702, purchased for $2,103,900 on September 24, 2009. 3 Units were purchased in 2009 and sales of 18 Units have been recorded in Property Tax Records for 2010, through November 15, 2010. The highest purchase price was $6,750,000 for one of the Penthouses, which has 8,926 Square Feet of Living Area (there are 2 Penthouses in the Building, so one remains available for purchase).

Newly Discounted Prices
I visited Trump Hollywood last week, toured the Models, and received information about the new prices. Current prices for the Residences range from $661,000 – $6,317,000. Private Cabanas, Poolside and Beachfront, are available for purchase in a price range of $190,000 – $225,000.
The Amenities, Residences, and location are great and if you’re interested in luxury Oceanfront Condos, Trump Hollywood would be a great choice to consider.
It will be interesting to see how sales progress after the recent price reductions. At other South Florida Condos such as Sapphire, Coconut Grove, and several others, sales increased significantly after recent price reductions by Developers.

Hello Steve, you’re welcome and thanks for reading my post about Trump Hollywood. The new pricing for 02, 03, 04, and 05 Units is in a price range of $1,310,000 – $1,738,000 for 02, 03, 04, and 05 Models on Floors 5 -33. For the Sky Residences on Floors 34 – 40, the price range is $1,710,00 – $3,024,000 for Units 02, 03, 04, and 05.
According to sources, the new Owners who purchased the Building, BH III, are financially stable. Additionally, all of the Buyers who purchased Units were Cash Buyers, however, my opinion is that more closings in the Building will be necessary before it becomes significantly more stable, which would be the case at any Condo that has sold less than 30% of its Units.
Although there are far more Luxury Condos being purchased than there were a couple of years ago, although demand is high and there are Buyers with available Cash who are purchasing properties (80% of our local Condo sales are Cash), the fact is that Luxury sales within this price range are never the majority of total sales. The top 10% of properties purchased in our local market currently are those that are within the $500,000+ purchase price range. That being the case, and with recent price reductions to help, the reasonable expectation for sales at Trump is that Units will sell on a regular basis, but obviously at a slower pace than non-luxury properties.

We live in the building and were surprised today when our agent sent us some listings. The unit we are in was purchased for 1.7 million a year ago. Now they are asking 1.5… That is not 30% off let alone 50% off. They didn’t REALLY mark them down that much on most of the listings. I don’t see this 30% to 50% like promised.
Besides the mediocre beach chairs (where you can’t lie flat or turn over) broken sauna for 3 months, broken gate south side, construction noise in building (in past buildings it’s all bought pre construction and then done before you even move in- here NEVER ENDING construction- the place isn’t even FINISHED (cabanas etc) and ugly cheap chintzy garage and all the temporary looking cheap doors i am told are permanent I wish we would have gone to Ocean Palms or Diplomat residences.
