Las Olas Homes Market Report

The beautiful Communities of Las Olas Isles, Seven Isles, and Idlewyld remain in high demand for those who love the close proximity of the Beach, downtown Ft. Lauderdale, Las Olas Shops, Restaurants, and Nightlife, beautiful views, Intracoastal properties, Riverfront properties, and wide, deep Canals without Fixed Bridges.

Within 2010, during the months of September – November, 10 Single Family Homes were purchased in Las Olas Isles, Seven Isles, and Idlewyld.  Their purchase price range was $679,000 – $4,400,000.

Of the 10 sales, 8 are indicated to have been Cash purchases, which remain very prevalent in the current market.

Foreclosures and Short Sales

One of the properties was sold as a Bank owned Foreclosure, 2617 E. Las Olas Blvd.,  and it sold for $750,000, which was $106,100 more than the listed price of $643,900.   It was sold within 28 days, which isn’t surprising since 30 days is the average number of Days on the Market for Bank Owned Foreclosures which are currently being purchased in our local Real Estate market.  In East and Waterfront areas, there’s high demand for Foreclosures and low supply, so it’s not unusual that multiple Offers and bidding wars occur.    Broward County is very large and Ft. Lauderdale is 1 of 30 Cities.  Within the County, the majority of properties are located West, so the majority are not East or Waterfront.  That being the case, the majority of Foreclosure Inventory is located West.   

One of the properties that sold was a Short Sale, 117 S. Gordon Rd.   In the current market, Short Sales and Foreclosures ARE NOT the majority of our Luxury Inventory and sales.

Currently, there are 8 Homes that are listed as being under Contract for purchase in Las Olas Isles.    When all closings have been recorded for purchases during the month of December, 2010, I will provide information about them in future updates.
