L’Hermitage Condo Market Report
As with other Luxury Condos along South Florida’s Coastline, L’Hermitage continues to perform well in the current Market. A Unit was just purchased for $1,850,000 and I included information below about the sale of this Unit and others purchased recently in the Building.
Since my previous Report about Units sold in L’Hermitage, 4 Units were purchased during the months of August – October of 2011.

Pictured below is Unit 2110, which is a Southeast Corner Unit in Building 2 that sold for $1,850,000 on October 18, 2011. Southeast Corner Units in Building 2 are rarely available and none others are currently listed for sale in the Building, however, Northeast Corner Units are very desireable as well and offer spectacular views.
In Building 2 (the Building that’s closest to the Ocean), two Northeast Corner Units are listed for Sale, Unit 2109 and Penthouse Unit 2709. I viewed Unit 2109 last month, which is a beautiful, spacious Residence with an open Floor Plan that has 2,845 Square Feet of Living Area and breathtaking views of the Ocean and Coastline. Unit 2109 is listed for $1,650,000, which I think is a very realistic list price, based on recent purchase prices in the Building, and particularly given that Unit 2110 (directly next door to 2109) just sold for $1,850,000 on October 18th. Units “09” and “10” (Brighton and Addison Models) are the only direct Oceanfront Units/closest to the Beach in Building 2 and are the largest in size.
In Building 1, three Southeast Corner Units are for sale and one Northeast Corner Unit is for sale. These are the “09” and “10” Lines (Brittany and Ascot Models).
In Buildings 1 and 2, three Penthouses are on the Market and are listed in a price range of $2,999,000 – $4,500,000.
L’Hermitage Condos for Sale
Various Units offer great views of the Ocean, Coastline, Intracoastal, Pool, and/or City Skyline. Intracoastal, Coastline, and City skyline views offer spectacular views at Night.
Units at L’Hermitage are spacious and range in size from 1,537 Square Feet – 4,400 Square Feet, with 2 Bedrooms, 3 Bedrooms, or 4 Bedrooms and luxury Penthouses.
L’Hermitage is a full-service Luxury Condo on the Beach that offers Valet, Concierge, 2 Pools, Gyms, Social Rooms, a Cafe, Tennis Courts, and more, in addition to a very central location in Ft. Lauderdale that’s within walking distance to Shops and Restaurants, and a short driving distance to the downtown/Las Olas area of Ft. Lauderdale.
Of 444 total Units in Tower 1 and Tower 2 (222 Units in each Tower), 37 are currently listed for Sale and their price range is $499,900 – $4,500,000 (several Units are also listed for Lease/Rent).
Of the Units listed for sale, one is listed as a Short Sale (a 3rd Floor Unit without Ocean views, listed for $499,900) and 1 is listed as a Bank Owned Foreclosure (Unit 902 in Building 2, listed for $823,594).
